Details of 29 active developments in the area.For the twentieth consecutive year, Reporte Inmobiliario surveyed the area comprised by Luis M. Campos, Del Libertador and Dorrego Avenues. Within this sector, the two areas known as Las Cañitas and La imprenta coexist, on the geography of the Palermo and Belgrano neighborhoods.
In this study, 29 projects were located within the area. Of this total, 13 have just started with less than 5% progress.
The number of square meters in real estate developments (105,000 m2) has decreased slightly in the last 24 months, although it remains at high levels compared to the historical period.
After four years of falling prices, the area finally copied the rest of the market and prices began to rise. The year-on-year increase reached 2.75%, with the current average price being USD 3,959 per square meter.
Within the area, value gaps can be found, with the lowest price asking for USD 3,492 and the highest price asking for USD 4,851 per m2.
Regarding the financing of brand new apartments in this area, it is clear that the cases that offer it are always those that are in the construction stage, with no changes in relation to the way of marketing in previous years. In general, an initial payment of 30 to 50% in dollars is requested; then, the balance is taken in pesos and updated based on the construction cost index of the Argentine Chamber of Construction or in dollar bills. Garages are quoted on average at USD 40,000 in the area.
