The B, the indispensable initial when naming the avenue that crosses 10 neighborhoods in Buenos Aires , means Baptist, although we never mention this name when referring to Juan B. Justo. Even Waze omits it when indicating a direction to take or that has him as its protagonist! Beyond the name, the truth is that the artery is not alien to the changes that the entire area is going through, accompanying the works of the viaduct. In addition, always in terms of bricks, the legislation also brought movements.

The area was promoted by the Urban Planning Code sanctioned in 2018. At that time, closer to Corrientes Avenue, the maximum height of the zoning was increased, which went from having seven floors with setbacks to a height of 10 floors. Above the official line, plus setbacks were also allowed. Arriving in Córdoba, before, the zoning was low residential, with a maximum height of 10.5 meters. With the 2018 Code, it became a maximum height of 17.2 meters plus setbacks. This change occurred as a result of the work on the San Martín train viaduct, which cleared vehicular traffic at this important intersection in the neighborhood.



In this context, it is not surprising that in recent years, real estate agencies have registered an increase in appraisals in the area and also due to specific requests from developers who are betting on the growth of this sector of the City.

In fact, in the last few days, a sign promising a new Quartier project surprised the residents of the area . The project will be built on the corner of Juan B. Justo and Cabrera and will occupy a block in the Palermo neighborhood. Thus, the project will be bordered by Cabrera, Humboldt, Niceto Vega and Juan B. Justo Avenue. The developer Argencons confessed that they do not yet have a defined project but hope to start it in a year.

With more than a million square meters delivered since its creation in 1965, it was a pioneer in landing on the avenue. At the beginning of 2000, it built a Quartier at the intersection of Juan B. Justo and Guatemala. In addition to Quartier Dorrego, further away from the corridor but in Palermo Hollywood: on Amenábar, between Concepción Arenal and Dorrego, steps away from one of the main gastronomic centers of the neighborhood. The choice of the area is not accidental. With values above US$3,400/m², it is one of the most sought after.

Other projects about Juan B. Justo

Qiub is one of the most emblematic projects in the area. It has 26 floors with residences of up to four rooms and 16,000 m² of offices, plus a ground floor where a commercial and gastronomic proposal will be developed , on the surface resulting from the union of five plots. According to Ariel Wasserman, partner of BW Group, developer of the initiative, the project proposes the transfer of a public space at the intersection of Juan B. Justo and Honduras, and the creation of an interior street that links this dry plaza with Humboldt Street. The project involved an investment of US$50 million .

The interior road mentioned by the developer will house both the commercial premises that will serve as “neighborhood facilities” and the accesses to the residences, offices and five underground parking floors. “Thus, the tower appears as a reference point and meeting space , located at the entrance to Palermo Hollywood, with its restaurant offering and all the activity of the audiovisual district,” Wasserman explains.

Qiub, the project that will require US$50 million of investment



“Indeed, when we acquired the land and thought about the project, we did not know that the area was going to become what it will surely become, when the plazas of the viaduct are developed and when the clubs that are still there finish moving in, as happened with the wineries,” Wasserman confesses, also explaining that the original project, which included movie theaters, changed after the pandemic.

The projects underway are aligned with the needs of the new demand

From where it starts at the intersection of Santa Fe and Intendente Bullrich avenues to General Paz, between the Versalles and Liniers neighborhoods, the Juan B. Justo stretches for more than 12 kilometers and each of the 10 neighborhoods it runs through has its own imprint . In Palermo, it began to transform, leaving behind its past as a red zone and slowly becoming a green corridor. Everything seems to indicate that, in time, the appearance of the avenue that runs alongside the Maldonado stream will change in various parts of its route.

Great area. My favorite restaurants are over there. The area is much nicer than most of Soho. Too much vandalism in Soho in many areas. Hollywood feels more high end to me. That entire area seems like it is going to keep growing. That is where I am ideally looking to find a new place.
