These are properties that offer several integrated environments at the same time and stand out for their versatility and industrial design.

Within the range of options in the real estate market, a type of apartment stands out that, although not abundant, maintains its validity and attractiveness. These are lofts, whose popularity was consolidated in the 1980s, mainly thanks to architects and companies that carried out the transformation of old factories and warehouses in the iconic SoHo neighborhood of New York.

In the Buenos Aires context, they experienced a significant boom in the '90s, a time in which the New York influence was transferred to those who opted for the revitalization of old manufacturing plants. A notable example is the transformation of the old Dell'Aqua textile factory, in Villa Crespo, which hosted the Casa FOA exhibition in 1989, a precursor event that paved the way to convert that space into the current Darwin Complex.

This pattern was repeated in 1992, when the old Minetti Mill was rehabilitated to become an exclusive loft space through the Silos de Dorrego venture, in Colegiales.

In the last decade, lofts have experienced a notable rejuvenation and are characterized by their layout without divisions, generally presenting integrated environments.

This style of housing is quite exclusive, in Buenos Aires there are only 220 (some have up to 300 square meters of surface) that are sold in different neighborhoods. Below is a list of 6 that are among the most expensive on the real estate market.

1 - Parera at 100 - USD 900,000

It has 307 m2, 4 rooms, 2 bedrooms and 2 bathrooms. It is in a 90-year-old French neoclassical style building located in Retiro and close to Recoleta.

It is in a passage that consists of two streets between Guido and Avenida Alvear. This atypical and charming property maintains its nobility with a design that bears the signature of architect Sergio Krymer.

It is located on the ground floor where a longitudinal axis was created that houses the areas of social life, from the access to the home to the garden terrace.

With connection and design towards the outside

Architect Maximiliano Marcon, from Haut Atelier de Casas, told Infobae that “a few years ago, it underwent a conversion that transformed it into a modern loft. The black-stained oak floors, the Paris stone in the bearings, terrace and toilet, the stainless steel skirting boards and the generosity of the spaces contribute to making a very comfortable home.”

It presents high quality details, such as Slavonian oak floors in the main rooms, stainless steel carpentry (recently restored), remodeled bathrooms and a kitchen in optimal condition.

The entrance to the house is through a hall that leads to a desk area, linked to dry internal patios covered with water-based travertine marble on floors and walls.

The interior layout has a wide central hallway that connects the living room and two en-suite bedrooms, the main one having a generous dressing room.

“The dining room opens to a lush, well-forested backyard, with electrical elements and natural marble cladding. Furthermore, in what was previously the driver's room, located on the sixth floor (two functional units), there are complete rooms with an impeccable private bathroom and an attached office,” commented Marcon.

2 - Concepción Arenal at 2900 - USD 499,000

It has 168 m2, 3 rooms, 1 bedroom and 2 bathrooms. The property is in Los Silos de Dorrego, a project that was refunctionalized 32 years ago.

It is in Colegiales, but close to Chacarita and Palermo Hollywood, in a dynamic area where there are several projects in progress that also include them or properties of this type.

This type of home is distinguished by its focus on the integration of spaces, especially for those who seek to merge their home with their workplace, study or home office.

“Lofts, characterized by their large dimensions and, in many cases, the presence of mezzanines, have a disruptive nature. The organization of space challenges pre-established conventions and offers a feeling of freedom. Oriented towards the quiet part of the building, they offer unparalleled views of green spaces in the heart of the urban centre. The Silos were developed without walls, enhancing the 20 meters of windows that open towards the small forest of this unique block,” said María Gabriela Assisi , from ReMax Del Plata.

This loft stands out for its highly technological approach. Creativity is also reflected in the choice of furniture, where disused computer objects are reinvented as small tables, paintings made with server chips, and operational chairs. In addition, the techno aesthetic extends to the coating of the kitchen cabinet, with high-quality 304 steel and a built-in rack for ovens and wine cellars.

“It is in a privileged location within the Audiovisual District, the exterior carpentry was reconditioned, while the interior is completely new. The 110 square meters on the ground floor, two large mezzanines and 6-meter-high ceilings offer a unique spatial experience,” said Sebastián Beigel , of Beigel Bienes Raíces.

The building that was also the headquarters of Casa FOA preserves the old fireplace surrounded by an oval staircase connecting the amenities such as fitness center, spa, in-out pool with the central lobby of the building.

It preserves the old chimney of the former Alpargatas factory. The amenities are in the center of the development and when passing through the double central door, made of old wood and a slight Art Deco style, you can see a large central covered plaza.

This public lobby, made of smoothed cement with some sections of wooden floor, is perforated by four patios that provide a significant flow of natural light.

“Currently, luxurious lofts are mainly sought after by the young population, whether singles or couples. Those who value the modernity, functionality and dynamism that these spaces offer. The trend toward open concept has gained strength in recent years, detailed Natalia Paula Angelucci , of ReMax Tango.
