In the west of CABA, near Avenida General Paz, there is a corner that surprises with its exclusivity. Its wide streets adorned with palm trees give it a distinctive and, perhaps, Caribbean feel. In this area, homes cost more than USD 300,000 and offer more than three rooms, competing with properties in Nordelta and San Isidro.
Known as the Naón Neighborhood, this sector pays homage to the Lazarist priest Luis Naón , who established his mission at the beginning of the 20th century, also known as “the apostle of Nueva Chicago” (in allusion to the club that is an emblem of the area).
This neighborhood extends from Juan B. Alberdi Avenue to Emilio Castro Avenue, and from Montiel to the General Paz Avenue collector road.
The Naón neighborhood, ideal for families with school-age children, stands out for the presence of several private schools in an area of 49 blocks. Its location, one of the highest points in CABA, prevents flooding. Its streets are named after frigates, such as Céfiro, Trinidad, Hércules, La Argentina and Halcón.
Its features include quiet streets, few high-rise buildings and a strategic location near important highways, such as Perito Moreno and Acceso Oeste.
Oscar Agrello , partner and general manager of Florencio González Inmuebles, told Infobae that “this area combines tranquility, large green spaces and an active community that enjoys the squares during the weekends. It is ideal for families looking for quality of life within the city.”

The area has attractive features such as wide sidewalks lined with palm trees, charmingly designed houses and more than 7 squares that invite you to enjoy the outdoors. Despite not being an area of large plots, the standard lots are approximately 9 by 18 meters, and offer a pleasant and peaceful atmosphere.
Agrello said that the neighborhood stands out for its quick access. “Several of the homes include a swimming pool. The profile of the typical buyer corresponds to the middle and upper middle class, with variations depending on the characteristics of each property.”
Among the streets in demand there are Ulrico Schmidl, Ercilla, Carhué, Fragata Trinidad and Lisandro de la Torre Avenue, among others.
The neighborhood features modern, minimalist buildings that contrast with the chalets from the 80s and 90s, as well as the typical houses of yesteryear.
Prices for these properties range from USD 500,000 to over USD 1,200,000, depending on their size and location. The most exclusive homes usually exceed 200 square meters, distributed on land of up to three unified lots.
Properties for rent are dollarized, and most cost more than USD 1,500 per month, usually with a garage.
“Its proximity to industrial areas in Mataderos and the western suburbs of Buenos Aires also makes it a favourite location for business owners due to its accessibility and quality of life.”

Regarding market values, Masini noted that after a considerable drop, prices began to stabilize, with a slight upward trend that oscillates around 7% year-on-year.
Although the market still faces challenges, the growth of mortgage lending and the elimination of money laundering have boosted demand, especially for lower-value properties.

“The main interest comes from upper-middle class families who are looking for green spaces and appreciate the connection to the city,” Masini added.
The expansion of the neighborhood is related to the economic growth driven by the Mataderos cattle market, generating employment in the slaughterhouse sector, commerce and other related industries.
“There is an increase in demand, motivated, in part, by the gastronomic appeal and proximity to industries. However, the real estate market depends on the general economic evolution, and the first signs of 2025 will be key to confirm trends,” he added.
