Although the supply fell by 5.39% in the last year according to a private analysis, the number of apartments increased by up to 10%. What do those looking to buy in each area of the city prioritize?

The wide range of apartments for sale in the city of Buenos Aires keeps the pulse of the local real estate market, with a current stock that, according to data from an analysis carried out by Zipcode, amounts to 70,142 available properties , which represents a year-on-year drop of 5.39%. At the same time, the report indicates that values increased between 6 and 10% in the last 12 months in most neighborhoods.



Prices remain within a market opportunity compared to other international markets, such as Madrid or Paris, where valuations are, on average, 40% higher .

Despite this decrease in offers on specialized portals, stock levels are still high. Neighborhoods such as Palermo, Belgrano and Recoleta concentrate a significant proportion of this offer.



Daniel Bryn, from Zipcode and who produces Monitor Inmobiliario, told Infobae that this is because “the stabilization of prices in recent times encouraged hundreds of owners to put their properties back on the market.”

Regarding the total number of sales, the outlook shows signs of recovery since the beginning of 2024. “The number of deeds signed last December reached 7,667 transactions , reflecting a year-on-year growth of 68.14%,” Bryn added.



The most sought after neighborhoods

According to Zipcode data, the 10 most sought-after neighborhoods for property purchases in CABA are:

  • Palermo (6%)
  • San Telmo (5%)
  • Belgrano (5%)
  • Caballito (5%)
  • Villa Urquiza (5%)
  • Recoleta (4%)
  • Colegiales (4%)

Factors explaining this demand include:



  • Strategic location : Neighborhoods such as Palermo, Recoleta and Belgrano offer a combination of proximity to the center, efficient public transportation and first-class services.
  • Accessibility and connectivity : Villa Urquiza and Caballito have grown in popularity thanks to their public transport offering and their value for money.
  • Buyer profile : San Telmo and Boedo attract both investors seeking profitability in rentals and young professionals and families.

Eligible for credits, how many are there?

The role of mortgage loans ( a private analysis estimates that they could triple by 2025 ) is also beginning to reshape the dynamics of the sector. Last December, 1,130 mortgages were registered, a figure that marks a significant increase compared to the previous year . Although they still represent only 15% of total operations, the number reflects a sustained improvement.

The percentage of credit-eligible properties in CABA is 28.8%, which represents 20,207 properties of the total available in the city. For Bryn, “the greater availability of credit-eligible properties is crucial to boost sales among middle-class buyers.”

Neighborhood distribution

In contrast to the high demand in emblematic neighborhoods, the supply is highly concentrated. Palermo and Recoleta lead the list, followed by Belgrano and Caballito.

Bryn noted that neighborhoods like San Telmo and Parque Patricios have less supply , but it is relevant in relation to their size. He concluded that “the combination of affordable prices, greater access to credit and rising demand opens up opportunities, although challenges persist.”
