The Núñez neighborhood is positioned as one of the preferred destinations for a heterogeneous young public – singles, couples and families – who are looking for properties with up to 3 rooms that are under construction.

This layout stands out for its residential and community atmosphere, with tree-lined streets that offer a varied range of bars and restaurants. Accessibility is a strong point, with the Metrobus and proximity to important access roads such as General Paz, Acceso Norte and Lugones towards the center and south.

Today, more than 20 developments are being built near Libertador and Cabildo avenues that exceed investments of more than USD 250 million.

“It is an area that attracts demand because it has additional attributes, including the presence of prominent clubs, green areas, proximity to Aeroparque, quality educational institutions and universities,” architect María Gabriela Besuzzo , from Interwin Real Estate Marketing, told Infobae .

These elements make it one of the neighborhoods that has experienced great growth in recent years, and in which everything from buildings on simple lots to large projects have been developed.

Furthermore, Núñez stands out for its gastronomic appearance, especially in areas close to squares, parks and green boulevards, such as García del Río.

Martín Pinus , from Martín Pinus Real Estate, told Infobae that “it is also a neighborhood that is highly sought after by families who value tradition, but who also seek to live in new buildings, enjoy restaurants and cafes with signature culinary proposals, access offices modern and have excellent connectivity to different destinations, including General Paz to go out to the province.”

Over time, this panorama evolved, increasingly attracting a young audience in search of their first home. Parents who acquire properties for their children are also adding to the demand, along with families who already resided in the area and want to expand,” he explained to Iván Chomer , from Grupo Chomer.

The area is booming, which is why it also attracts investors who acquire well units in order to bet on the revaluation of the square meter.

Most chosen streets​

The most requested streets are those that offer tranquility and large green spaces, such as Arias, which shares the serenity of areas such as La Isla and Recoleta. The proximity to a variety of schools is an additional attraction for families.

Pablo Valencia Neira , real estate broker and expert in the area, assured that “new and used homes for sale are also prioritized, especially those located near Plaza Félix Lima (in Arias and Arcos), since they offer “both green spaces and the convenience of shops close to Cabildo.”

The area that borders Libertador, such as García del Río and San Isidro Labrador boulevards (on the Saavedra side, steps from Cabildo) is also attractive for its beauty, greenery, urban equipment and fast access roads.

High-quality homes are being built in the area and are expected to be available in the next three years.

According to Besuzzo, in addition to traditional areas such as kitchens, living rooms and bathrooms, what the public really appreciates in new real estate developments are amenities and security. “Among the most valued resources are swimming pools, multipurpose rooms (SUM), gyms and bicycle areas, among others.”

In larger projects, with units that exceed 150 m2, amenities such as kid's club or gourmet lounges stand out.

For certain 2-room units, the presence of a reception toilet becomes an essential requirement, especially if the main room is en suite. The same applies to 3-room apartments, where its absence is usually a recurring objection.

“Today, having an adequate space for a home office is essential. The presence of an area specifically designed and equipped as a desk allows maintaining a balance between family and work life, avoiding the need to use the dining room table,” added Valencia Neira.

In some cases, young professional couples are looking for apartments with an additional environment to use for remote work, a growing trend after the pandemic.

Valencia Neira said that “another recurring need is storage space, which not only includes bicycles, but also electric skateboards.”

The highlight is that a large number of the new homes consist of 3 to 5 rooms, even reaching up to 6 rooms in some buildings.

An example of this is Casa Magna, located in the place previously occupied by La Guitarrita (a Núñez classic that moved to Belgrano), at the intersection of Cuba and Pedraza. It offers exclusive residences ranging from 100 to 300 m2, with private terraces, barbecues and their own swimming pools. It also includes ground floor houses with private gardens and swimming pools with barbecue.

Three-bedroom units in this development start at USD 270,000, while four-bedroom units are in the USD 370,000 range, and there are also penthouses on the upper floors.

Pinus added: “These spaces have large, horizontally oriented balconies, which provide generous natural lighting, something that has become more important as a result of the Covid-19 experience and that continues to be valued in the post-pandemic stage.”

Another option is Aura Núñez, located on a plot of land that covers half a block on Cuba Street, between Arias and Deheza. This development offers contemporary designed units and also has a swimming pool with waterfall, terraces and gardens. The apartments in the well stage (the work will begin soon) start at USD 2,400 per m2 in their Eco version, since 3 different lines are marketed.

Chomer explained that “the project includes more than 1,500 m2 of amenities. In the current real estate market in our country, the demand for high-quality amenities has become prominent in the vast majority of residential buildings.”

These wellness spaces, such as fully equipped gyms and relaxing spas, offer the possibility of maintaining a healthy and relaxed lifestyle without having to leave home.

“In addition, entertainment areas, such as game rooms and micro cinemas, have become a vital part of today's life, and also encourage interaction and community building within the residential environment,” Chomer added.

In two other developments that face the Cabildo and Plaza Balcarce, HUB and Maker Núñez are built.

Besuzzo pointed out that what is relevant is that they face green lungs and on the corner, another particularity of the moment in CABA, where there are real estate developments on more than 1,500 corners of the city. “Both developments have the advantage that all their units and spaces, whether bedrooms or living rooms, have views to the outside and good perspectives even on lower floors,” he clarified.

These projects were conceived not only for permanent residents but also for investors interested in temporary rentals, especially tourists and university students.

In the case of HUB, access to the building is through Jaramillo and in front of Plaza Balcarce. The 2-room apartments start at USD 123,988, while the 3-room apartments, with 83 m2, start at $206,000.

Different works are being built in this neighborhood of the northern corridor of Buenos Aires

Maker, in Cabildo and Manzanares, offers studio apartments and two-bedroom units. “All apartments enjoy views of green areas and, on the upper floors, the river. They are suitable for professional use and have low maintenance costs,” Besuzzo added.

The studio apartments, with almost 31 square meters, start at USD 82,855, in a market where the price trend in the area is no longer observing a decrease, and in some cases is experiencing a slight increase.

According to Chomer, “values in CABA rose for the second consecutive month after several months of decline (since March 2019). In July, the average price per m2 in Núñez was around USD 2,643, and in August it stood at approximately USD 2,655 per m2.” This trend is due to the constant revaluation of Núñez, which continues to expand.

On this line, around Plaza Lima, Yardvert stands, in O'Higgins at 4400. It has a 30-meter front towards the picturesque O'Higgins ravine, and another exit to Arias Street.

Diego Rybka , from Grupo Uno en Uno, told Infobae that “the Núñez neighborhood is characterized by being quiet and residential and this project sets a trend for its amenities and spacious environments, under the concept of living with the comfort of a home but in the security of a department.”

They are 2 buildings joined by a green interior space, with 2, 3 and 4-room units of 65 to 370 m2, with living rooms and large bedrooms, kitchens with service quarters, laundry room, large balconies and terraces with barbecue.

“It is essential that homes have grills, and if they can have private pools, the better. Attention is also paid to storage space in kitchens and bedrooms, and the comfort of the living room. Compared to the past, not so much importance is given to large bedrooms, and a lot of emphasis is placed on having garages, bicycle parking and security measures,” he highlighted to Ezequiel Cueto, from the HC2P architecture studio that he designs in Núñez.
