Developments are growing but few are offered for sale; 19 annual survey of an area that after 4 years of consecutive falls recovers its m2 value.

On 150 blocks included within the geographies of the Belgrano and Colegiales neighborhoods, Real Estate Report updated for the nineteenth consecutive year the survey of works under construction or recently completed. The area in question extends over the blocks between Federico Lacroze, Forest, Alvarez Thomas avenues and La Pampa and Cramer streets.
On this occasion, 49 developments were detected that together have a surface area of 88,010 m2, the number of meters being greater than a year ago (65,560 m2).
Within the surveyed area is the corridor corresponding to Donado-Holmberg avenues where the city government promoted the development of land on the planned route for the A3 Highway, which was never materialized and whose expropriated lands had been abandoned and/or usurped. for 40 years, thus integrating a greater number of residential developments into the area from this initiative and regenerating an area that had been degraded for years.

The average value that emerges from the survey for those units that are in formal marketing offer was located at 3,178 U$S/m2, which compared to 3,012 U$S/m2 last year, represents the first interannual increase after 4 years of consecutive losses. In this case the improvement is 5.51% and takes the nominal values back to those seen in 2018.
The average value ranges depending on the project between a minimum of 3,028 U$S/m2 and a maximum of 3,437 U$S/m2.

An element that was already highlighted 12 months ago and continues to occur this year is that it is beginning to be seen in many of these surveys in the high degree of buildings that do not have for sale signs or the marketer says that they are already pre-sold. In this case there are 35 out of a total of 49 buildings, in the order of 72% of the total. The explanation would be given by what many developers have argued since last year saying “at these values I prefer not to sell”; and now the issue of cost increases in dollars is added, which raises doubts about the final value of the ticket to later be able to replace the meters sold. Many of them even give the argument that if the building is finished it is better for them to pay the expenses, which in dollar terms are negligible and they will recover them when the market improves.

The general average listing value of used apartments is US$2,351/m2, very similar to that registered 12 months ago in the area.
In addition, from supply data discriminated by typology and environmental composition, a demographic overview of the same blocks analyzed can be obtained, where a greater age concentration is observed in the age range from 20 to 39 years.
