The average price rose after 5 years of decline. Nineteenth survey of the Real Estate Report in Puerto MaderoAlthough, in other locations and in some select developments, prices similar to or even above the average that Puerto Madero can be found, it is this neighborhood that exhibits, due to its homogeneity, the first place as the area with the most expensive value in Buenos Aires geography.
The limited availability of land in Puerto Madero and its strict zoning means that its development is highly controlled and therefore the construction of new developments and the supply of units is limited in quantity.
With the same methodology of the surveys that Reporte Inmobiliario implements in the rest of the areas of the city and other localities, on this occasion, within the youngest neighborhood of the city, 7 development projects were detected.
The area under construction is almost 165 thousand m2, significantly lower than the figure recorded in the middle of the last decade and until 2015 when the dizzying growth of the neighborhood occurred, when the average exceeded 600 thousand m2 annually and reaching some of those years to be over one million m2 under construction.
In Puerto Madero no large volumes of work can be seen because most of the existing land has already been built, exhausting its buildable capacity.
The current average value of the entire sample reached 6,007 U$S/m2, which compared to the 5,369 U$S/m2 registered a year ago, represents an increase of 11.88%.
The lowest price is located at 4,457 U $S/m2 and the highest in the Oceana development is above 9,559 U$S/m2 (resale).
The increase in the value of m2 occurs after five consecutive years of price reduction.
The current average price per m2 of apartment in new construction in Puerto Madero more than doubled (+127%), since the first study carried out by Reporte Inmobiliario in 2005 when the price per unit of surface was located in the 2,647 U$S/m2.
The values of garages in Puerto Madero are also the highest in the city. The offers are close to US$50,000 for each individual space, depending on the development and the relative location of the garage within it.
THE USED IN THE AREA
Analyzing the supply of used units in Puerto Madero, using the “Market Analytics” tool of the Real Estate Report, it can be seen that average values of U$S/m2 5,714 are requested for studio apartments, while the previous year it was U$S/m2 m2 5,949. For one-bedroom units, on average, US$5,343/m2 is expected, very close to the US$5,376/m2 registered for the same units a year ago. Thus, the average value of the brand-new units registered in the survey is located in a very competitive range in relation to the used units, additionally considering a greater ease of payment in installments during the construction process.
On the other hand, also with Market Analytics we can verify an offer of apartments for sale of 867 units compared to only 7 for rent offered in pesos.
