During September the cost increased above the CPI. Analysis and monthly series since August 2008.
On the first business day of October, constructing a building of just over 1,000 total m2 in 8-story horizontal property, had an initial budget that exceeded 450 million pesos.
The construction cost measured in pesos increased by 14.11%, while in dollars, taking the exchange rate in relation to the first business day of September, it increased by 4.13%.
Thus, taking the price of the parallel market of the US currency, the cost per sellable m2 reached U$S 719 and the total value to be invested in the construction of the typical building was slightly above 567 thousand dollars.
The average cost in dollars of the last three years (October 2020 - October 2023) was 657 U$S/m2, 16.8% lower than the three previous years (September 2017 - September 2020) when it averaged 790 U$S/m2. In relation to the initial month of the last triennium (October 2020), the current cost increased 60.1%, going from US$447/m2 to 719 at the beginning of the tenth month of this 2023, although the term should be taken into consideration. where construction was closed and then limited by confinement in 2020 and during which the sharp drop in cost due to devaluation could not be effectively transferred to the works.
