Only 448 apartments used in August. The formal rental offer in pesos for 3 years is becoming less and less. Supply data and values in CABA by neighborhood as of July 2023Last August the number of used studio to 3-bedroom apartments available for rent, which were published on property search engines, was only 448 units. The current figure is 35% lower than that in July and is 69% lower than that found by those looking to rent apartments in July of last year (1,457).Thus, month after month, the formal offer in pesos of used apartments for rent continues to reduce. While apartments for sale exist in 54 neighborhoods or commercial locations in CABA, only 14 have studio rental units, 19 have one-bedroom rentals, only 11 have two-bedroom rentals, and only 3 have 3-bedroom units. During August throughout the city of Buenos Aires, only 136 studio apartments were published, 226 one-bedroom apartments, 77 two-bedroom apartments and only 9 three-bedroom apartments.On the other hand, the few units that are published do so with prices that exceed past inflation and add an additional amount on account of the expected future inflation as a direct consequence of the legal limitation imposed by the current law that requires a single interannual adjustment of the price. ((REM BCRA +160%)The data arises from the comparison of the figures with which Reporte Inmobiliario nourishes its bases and that it obtains from applying new data mining technologies to all the offer publications available on the Internet that can be clearly identified and georeferenced.To this resounding drop in supply, which was already very scarce a year ago, is added an acceleration in the increase in its initial price which reaches, in the general average of apartments of all types, 208% year-on-year.In August 2023, the average value of the existing offer for a studio unit was $171,250 per month, while the average rental value of a one-bedroom unit reached $212,500.Meanwhile, quotes for two-bedroom apartments offered for rent last August recorded an average value of $275,000, while the very few units with 3 bedrooms available reached an average price of $292,000.
