One of the areas of Caballito that we have been monitoring for 20 years is showing a recovery in its values. Averages in Pedro Goyena are close to USD 3,500 m2
Within this neighborhood, Reporte Inmobiliario surveyed, for the 20th consecutive year, the area surrounding Rivadavia Park; specifically, the area analyzed is located between Del Barco Centenera Street, Rivadavia Avenue, La Plata Avenue and Directorio Avenue.
In this area, which involves around 75 blocks, 52 projects have currently been detected, of which only 3 are already completed with units for sale, in 9 cases these are properties where construction has not yet begun and the remaining 40 are specifically under construction with varying degrees of progress in their construction work.
Of the total number of developments identified in the study area, 19 have a maximum progress of 10% and 7 have work exceeding 90%, which would indicate that they could be ready for delivery during the current year.
The total number of projects under construction is 125,156 m2, a figure 21.8% lower than last year when the total was 160,168 m2. The buildings that are ready to be occupied with their works fully completed add up to another 8,476 m2.
The average value currently reached US$3,184/m2, this being the second consecutive year of value increase of 5.08%.
Compared to 2005, the initial period of this survey, the value has almost tripled in dollars from US$1,078/m2 recorded in that year. Compared to the maximum value of the series, reached in 2019, the current price is still 11.9% lower.
For the m2 of the units for sale within the area, the request ranges from a minimum of $2,619 per m2 to a maximum limit of $3,966.
The average offer value for cases located on Av Pedro Goyena is USD 3,470 per m2, 11.25% above the value of projects that are not on this particular avenue.
Within the zone, all the projects that are formally offered for sale currently nominate their values in dollars. In cases where the offer is financed, the term only extends to the completion of the works, always requesting advances of 30 to 50% of the total value in dollars.
Despite the reduction in the footage of works in progress compared to the previous year, it is worth highlighting the sustained number of projects in the area, making it one of the areas where a high percentage of developments in the city continue to be concentrated.
Within the study radius, the value of garages ranges from US$25,000 to US$45,000 maximum.
