There have been two consecutive years of maintaining brand new values in the area, the used one also shows a sharp drop in supply in the same area. 18th annual survey.
For the eighteenth consecutive year, the Real Estate Report carried out a survey of works on the Caballito Norte sector, coinciding with the area that is recognized at the city level as “Parque Centenario” and which is included within the area circumscribed by the TBA railroad tracks to the south. , Rio de Janeiro Street and Honorio Pueyrredón Avenue, as east and west limits respectively, and Angel Gallardo Avenue as the northern border.

In the surveyed area that involves 50 blocks north of Rivadavia Avenue around the park, 29 projects were located, with different progress of work, 12 of which are works in their beginnings with a progress of less than 5%.

The number of ventures surveyed this year also decreased, as did last year when there were 37 on offer. There are currently 22 fewer developments compared to those registered in the 2020 boom when there were 51.

The number of square meters under construction fell this year from 107,790 to 86,482 m2.

The current average value per m2 of the units was US$2,878/m2. This value is very similar to last year's but with a slight increase of 0.14%. In this way, there would be two consecutive years of practically stability in the offer prices of the units; and the values would continue to be comparable in nominal terms to those of 2017, that is, 6 years ago.

The minimum value registered within the developments was US$/m2 2,763, while the maximum registered reached US$/m2 3,073. Last year the lowest quotation limit was US$2,531/m2 and the upper limit was US$3,224/m2.

For most units for sale, an advance payment of between 30 and 40% of the total cost of the unit and fees is requested as a form of payment. The balance installments are set, depending on the ventures, with options in pesos adjustable by CAC index and fixed in dollars.

The values sought for covered garages are between US$28,000 minimum and US$30,000 maximum per parking space.

THE USED IN THE AREA​

If exactly the same area is analyzed with the “Market Analytics” Real Estate Report tool that reflects the prices of the properties offered in the area, it can be seen that for the one used, average values are requested around US$/m2 1,967 and US$S/m2 2,219 depending on the environmental composition of the units.

On the other hand, also with Market Analytics you can verify that in the area there are currently 1,092 units for sale and 141 for rent, when 12 months ago there were 1,702 homes for sale and 49 for rent.

At the time of the last census, the number of inhabitants was 53,920 inhabitants, 32% of them with university studies and 71% occupying the home as owners.
