Construction costs continued to increase sharply in January, but at a lower rate than December
On the first business day of February 2024, constructing a building of just over 1,000 m2 in total 8-story horizontal property had an initial budget of almost one billion pesos.
The construction cost measured in pesos increased by 20.31%, while in dollars, taking the exchange rate in relation to the first business day of February, it increased by 3.19% during the month.
Thus, taking the price of the parallel market of the US currency, the cost per salable m2 reached 1,042.47 U$S and the total value to be invested in the construction of the typical building was slightly above 820 thousand dollars.
The average cost in dollars of the last three years (February 2021 – February 2024) was 702 U$S/m2, 2% lower than the three previous years (December 2017 – December 2020) when it averaged 716 U$S/m2. Thus, during these last 3 years in nominal dollars, the difference compared to the previous three-year period was considerably shortened, considering 36 months as a reasonable period of time for the construction of a building on the scale of the budgeted model.
