In the city of Buenos Aires, duplex or penthouse apartments , with their distinctive style, have experienced a notable resurgence in demand in recent years. The impact of the pandemic played a crucial role in highlighting one of the greatest benefits inherent to these typologies: their outdoor spaces . Whether with terraces, gardens or internal patios, duplexes have become the “difficult figure” for those looking for a difference when choosing where to live.

First of all, a duplex is considered a housing unit that has two floors or levels connected to each other by an internal staircase. “They are designed for those who enjoy privacy and the possibility of having an outdoor space such as a balcony terrace ,” says Hernán Siwacki, from Capital Brokers Propiedades. “The height is a great advantage, either because of the views it offers or because of the greater entry of natural light . Independence is another key benefit,” he adds.

Duplexes provide an additional level of privacy compared to single-level apartments.

Duplex apartments are typically configured so that the living area, kitchen, and a bathroom are on the lower level , while additional bedrooms and bathrooms are located on the upper level . This arrangement, which separates social and private areas, provides an additional level of privacy compared to single-level apartments. “It can be assimilated with a house. The family has the possibility of meeting in two secluded places, and if they need it, they do not bother each other, they do not cross each other or they can make noises without disturbing the family experience,” adds Siwacki.

Although duplexes usually take up less space than single-family homes, their two-level design can create a larger feeling than traditional apartments . “It is not necessarily that they have many square meters, but that they offer this perception of space in the same area as a three-room apartment, but divided into two levels ,” says Mateo García, residential director of Toribio Achával.

There is a wide range of options, it all depends on the conception of the building ,” explains Ignacio Mel, director of Mel Propiedades.

Although the cost of a duplex apartment can vary depending on location, size, and amenities offered, in general, they tend to be more expensive than single-level apartments . However, they may represent a more affordable option than a single-family home in the same area. “It's like living in a house, but with the advantage that they are easier to maintain because they are within a consortium,” explains Siwacki.

It is rare to find them in penthouses and more central areas of the city.

Additionally, duplexes tend to be more expensive than conventional apartments due to their uniqueness. “It is not a very common type of housing,” says García. Additionally, due to municipal regulations, only one balcony, terrace or outdoor space is allowed to be built per building . “When supply is limited, this factor adds value,” says Siwacki.

“Prices can vary widely, from around US$200,000 to higher figures of US$900,000 . This depends on factors such as square footage, the presence of outdoor spaces, and additional amenities such as a pool or grill,” adds Mel. Furthermore, this type of housing is mainly found in neighborhoods or residential areas such as Belgrano , Urquiza, Colegiales and Saavedra. It is rare to find them in penthouses and more central areas of the city.

From excess space to being the most exclusive of buildings​

Duplexes were not always units considered exclusive for a privileged few

A curious detail about the duplexes located on the top floors of the buildings is that they were not always considered exclusive units intended for a privileged few . “Previously, duplexes were usually the units left available. The design of the building did not contemplate making the most of those last meters at the top, which resulted in strange units, with strange corners or unconventional spaces , such as very small living rooms compared to the large bedrooms on the upper level," explains Mel.

However, today, duplexes and triplexes are planned comprehensively from the beginning, designed to offer the best of the building . “They are no longer simply what is available, but are conceived as premium products, located at the top with the best views, natural light, ventilation and sometimes outdoor spaces,” he adds.

Currently, the bedrooms are located on the lower level, with the living room in the center and the terrace at the top; or the terrace with direct access from the living room.

This change in focus also solved the main historical problem of these units: water. “It was recognized that they are high-end products, and with the use of more advanced materials that emerged over time, problems with humidity or leaks no longer exist . Previously, being located under the terrace or roof of the building, they were more exposed to water leaks. However, with advances in materials, such as high-tech plastic films, and other materials that prevent filtration, these problems are in the past,” explains the real estate agent.

Another significant change that elevated the status of these units to the most exclusive within the buildings is the reorganization of their distribution . Previously, the typical layout involved entering the first level where the living room was located, then going up to the bedrooms and, if there was a terrace, going up another floor. “Fortunately, the architects realized that inviting people to the terrace for social events was uncomfortable as they had to pass through the living part of the apartment . Now, the concept is different: the bedrooms are on the lower level, with the living room in the center, and the terrace on top. In this way, the most private part of the house is separated from the social areas, providing greater comfort for both residents and guests,” says Mel.

Regarding the preference for this type of housing, opinions are divided . “The duplex is an option initially designed for young people, single or without children , since stairs can be an inconvenience with small children. Just as townhouses have a specific audience , duplexes, due to their value and the presence of stairs, limit the number of people willing to invest in this type of apartment . However, there are also those who are fans of the separation between the rooms and the rest of the house,” explains García.

On the other hand, Mel believes that the target audience is broader, as long as they are willing to pay a little more than what a two-bedroom apartment would cost. “We recently sold a duplex in a building with smaller units, where the buyer was clear that he wanted one because of the outdoor expansion it offered. There are also those who look for four-room units in duplex format due to the greater outdoor surface area. Young singles or families looking for homes of various sizes are usually the ones who choose this type of home ,” she comments.

From Siwacki's perspective, larger duplexes are ideal for families. “Marriages or couples with one or more children, not necessarily large families, who accommodate in three environments. In our particular case, we used to build many one or two rooms. However, we are now focusing more on families and larger spaces, especially after the pandemic. The increase in working from home made people need more space in their homes,” he concludes.
