Although sales are showing good levels in Greater Buenos Aires, the values of used apartments are recovering but slowly.
During the second quarter of 2024, the value recorded by Reporte Inmobiliario as an average for the 13 localities surveyed in the first belt of Greater Buenos Aires, showed a slight increase compared to the first quarter of the year, standing at US$ 1,588/m2. The quarterly increase was 1.37%.
In the year-on-year comparison with the second quarter of 2023, the value of the average m2 increased by 3.04%.
It should be noted that values are still at historic lows, 34.7% in nominal terms below the maximum peak of the series recorded in December 2018 (US$/m2 2,434).
There is no doubt that the growth rate of values remains low, especially considering that the level of deeds registered in PBA is acceptable to good. This district surely depends a lot on the activation of mortgage loans so that values finally recover what they lost in the period 2017-2020.
