The 3-room apartments increased close to 300% on average during the last year in the Greater Buenos Aires area. The two-room apartments one step less within 260%.
The average value of the supply of apartments for rent, in all of the 13 locations analyzed quarterly by Real Estate Report since June 2009, increased again above inflation.
The average rent for the offer of standard apartments without used amenities, in all of the locations, was close to 300,000 pesos for 3-room units, while one-bedroom apartments reached an average of $220,000.
The interannual percentage increase was 260% and 287% for the rentals of the 2 and 3 rooms respectively.
The increase figures for used apartments in the main towns of Greater Buenos Aires are shown in line with those seen in the City of Buenos Aires, where, for example, two-room apartments exceeded a 292% increase in the last 12 months.
With the previous Law already out of force and with the new and current deregulation, an accommodation in prices can be expected from agreeing on contracts with updates every X number of months, although this accommodation will not occur from one day to the next or from one month. For another, the damage has already been done after several years with rental laws that ended up dismantling the rental investment market.
