GBA rentals: strong increases continue
2-Bedroom apartments increased more than 200% on average during the last year in Greater Buenos Aires. Low supply and high inflation are the reasons.
The average value of the supply of apartments for rent, in all of the 13 locations analyzed quarterly by Real Estate Report since June 2009, increased again above inflation.
The average rent for the offer of standard apartments without used amenities, in all locations, exceeded 215,000 pesos for 2-bedroom units, while one-bedroom apartments reached an average of $149,000.
The interannual percentage increase was 177% and 216% for the rentals of the 2 and 3 rooms respectively.
The increase figures for used apartments in the main towns of Greater Buenos Aires are shown in line with those seen in the City of Buenos Aires, where, for example, 1-bedroom apartments exceeded a 274% increase in the last 12 months.
In a context of high inflation, strong uncertainty and already with a new Law that did not definitively meet expectations for improvements; The scarce and almost non-existent supply of rentals in pesos does nothing more than replicate and try to reflect the phenomenon of general increase in prices that the economy is going through.
