Demand for rentals in private neighborhoods near the City of Buenos Aires for this summer season grew 40% compared to 2023, when electoral uncertainty and the lack of economic clarity led many to postpone decisions related to rentals in these developments.



Now, the search for security, exclusive amenities and green spaces has driven this trend, while prices remain stable in dollars for January and February, according to data from the sector.

In Canning, one of the areas with the greatest expansion in urbanizations, Damián Garbarini , from DG Inmobiliaria, highlighted that seasonality drives temporary rentals in private neighborhoods during the summer. “Many families choose to spend 30 days in a country house with a pool instead of opting for destinations such as the Atlantic Coast or Brazil,” he explained.



This phenomenon responds to the preference for a quieter environment closer to Buenos Aires, ideal for those who need to be connected to the city.

Supply and demand in these private neighborhoods remains stable compared to previous years. This is the case in Saint Thomas, Santa Juana, Santa Inés, Horizontes al Sur and La Horqueta de Echeverría, among others.



In general, the interest is in houses with specific requirements that make them very attractive: swimming pools, barbecue areas and amenities in the neighborhoods such as tennis courts, paddle courts, soccer fields and common pools. “Typical rental properties can accommodate between 6 and 10 occupants and have complete equipment to guarantee comfort during the stay,” Garbarini explained.



Typical requirements include advance payment for the rental period, security deposit, and proof of income to support the transaction.


As for prices, prices in Canning range between USD 2,500 and USD 4,500 for January, while full seasons are around USD 9,000.

In addition, agreements usually include an advance payment, a minimum deposit and real estate fees.

A distinctive feature of these temporary rentals is the level of requirements required. “Some neighborhoods request personal background checks from tenants as a condition for closing the contract,” said Garbarini.

Heading West

The western area is consolidating itself as an attractive destination for temporary rentals in gated communities, especially during the summer.

According to Luciana Arias , from Matías Szpira Bienes Raíces, security, green spaces and amenities such as swimming pools and sports fields are some of the factors driving this demand. “In addition, privacy and strategic location, with easy access to routes and services, make these neighborhoods an ideal alternative for those looking to enjoy quality time in a quiet environment without straying too far from the city.”

Although rent increases in destinations such as the Atlantic Coast or Punta del Este have had an impact on competition, many Argentines see gated communities in the west as a closer and more accessible option. “This is especially relevant for those who cannot take long vacations, but want to combine work and rest in an environment that prioritizes safety and comfort,” said Arias.

Rentals in this area offer a variety of price ranges. For the summer, prices range from USD 2,500 to USD 10,000 per month, depending on the neighborhood and the characteristics of the property. Club de Campo Los Pingüinos and Country San Diego stand out among the most exclusive options, while Comarcas de Luján offers a relaxed alternative with a country style.

Arias added: “The most affordable properties are usually found in older neighborhoods like Country Banco Provincia or Country Club Las Lajas, with basic construction and smaller lots. These options include essential services, such as a pool attendant and weekly gardener, but may lack more exclusive amenities such as a spa or equipped gyms.”

The requirements for a temporary contract are simple and include ID, advance payment, security deposit and a criminal record certificate. Some neighborhoods require additional guarantees or refundable deposits at the end of the contract, which ensures an orderly and reliable process for both owners and tenants.

Between two axes

Tigre and Escobar have established themselves as key areas for rentals in gated communities, especially in summer. Enrique Caubarrere , from Toribio Achával branch Tigre-Escobar, highlighted that the combination of quick access, security and coexistence with nature drives their appeal. “These are areas with a unique concentration of gated communities and country clubs, with proposals that include navigable lagoons and residences designed to enjoy the natural environment,” he said.

The offer in these districts is varied and caters to different demand segments. According to Caubarrere, the lowest rental prices in Tigre and Escobar range between USD 2,800 and USD 4,000 in neighborhoods with basic services and functional houses.

In the most exclusive segment, prices exceed USD 9,000 for properties with water access, high-end amenities and privileged locations. “The proximity to work and the possibility of enjoying nautical or sports activities make these neighborhoods a preferred option compared to traditional destinations such as Punta del Este or the Atlantic Coast,” he added.

The pandemic's influence also left its mark on the market. During 2020, teleworking and the search for a better quality of life increased the demand for homes with gardens and swimming pools. This phenomenon persists combined with a more predictable economic scenario that favors the recovery of the real estate market and stimulates both rentals and purchases in these developments.

Tigre and Escobar also stand out for their infrastructure. “From shopping malls to private clinics, like in Nordelta. Everything is designed to guarantee comfort and quality of life to those who choose these areas,” said Caubarrere.

In addition, the cultural and gastronomic offering, together with the possibility of practicing outdoor sports, reinforce the attractiveness of these districts for living and vacationing. In Nordelta and its surroundings, the interest in areas with large green spaces and exclusive amenities led families and groups of friends to look for options from the beginning of the season.

“This trend reflects the desire to enjoy holidays in a closed environment, especially after the uncertainty of recent years,” explained Gustavo Iglesias , from Iglesias Negocios Inmobiliarios.

The houses that overlook the water mirrors are the most sought after

The most affordable houses with pools in neighborhoods such as Rincón de Milberg, Las Glorias or Barrancas de San José, tend to stand out for their smaller size and low expenses. These characteristics correspond to basic services, few or no amenities and limited security. Even so, they offer private spaces where families can enjoy a garden, pool and a quiet environment with a certain amount of security.

To access a temporary contract in a private neighborhood, the requirements vary depending on the level of control of the place. For rentals of less than a year, they usually request a signed contract, ID of the occupants, a certificate of criminal records for those over 18 years of age, and updated contact information.

“Rental prices in Nordelta range from USD 3,000 to USD 10,000, depending on the characteristics of the location and the property. Neighborhoods such as Tipas and Castaños, within the town , offer more affordable alternatives, with prices ranging between USD 3,000 and USD 3,500 for January 2025 and there is still availability,” Iglesias concluded.
