How much does it cost to build a house in a gated community?
Buying a plot of land to build a house on is one of the decisions made by those who decide to live in the green . However, planning how much it will cost is often not a simple exercise. In fact, in April, the month in which the record in dollars was recorded, building a 315-meter house cost US$755,055 ( US$2,397 per m²) .
After that record , the value fell for two consecutive months , but in July it rose again to US$2,088 per square meter , that is, it increased by 2.09% in one month (June US$2,046). This means that to build a 315 m² house in July, US$657,000 was needed . Although it grew, this value remains below April when it registered a historical record: today it costs US$100,000 less than four years ago.
How much did it cost a year ago? The cost of building a square meter of a country house in July 2023 was around US$1,195. With these numbers, the current value represents an increase of 74.7% from 2023 to 2024. “Costs measured in American currency had been going up and down for two years at the pace of inflation in pesos and constant devaluations, but the inflation of the last 10 months in pesos, added to the rise of the official dollar and a flat blue, took costs to a new level measured in American currency, placing it at a new ceiling despite the fact that in May, June and July there was a significant drop due to the rise in the dollar bill,” analyzes Germán Gómez Picasso, founder of Reporte Inmobiliario.

If we talk about the cost in pesos , it also increased by 2.46% in the last month, since the value of a 315 m² house reached $901,417,366 . “In 12 months, costs measured in pesos quadrupled,” details Gómez Picasso, who also explains the reasons behind the increase: “ The dollar exchange rate in June compared to July is very similar (between $1,365 and $1,370), so there is a stable dollar . But on the other hand, there was a 2.09% increase in the cost of construction , so that pushes your costs up,” he analyzes.
The specialist analyzes that the great unknown is how inflation in pesos will continue to evolve , the blue and official exchange rates , all elements that influence the cost of carrying out a project. The truth is that today the only way to begin a project would be to start it with a cost measured in pesos and update it month by month based on some reliable index. "The data show that it is very difficult to set a cost in dollars in this situation and then be able to really cover these or vice versa," he insists.
What is expected in the future? “ Most likely, the dollar will remain stable in the range of $1,300 and $1,400, therefore, although inflation in pesos remains moderate, costs in dollars will remain at a high level , above historical averages,” he concludes.
