In the city of Buenos Aires, the real estate market is experiencing notable growth after the repeal of the Rental Law , implemented through a Decree of Necessity and Urgency (DNU) by the Government. This change led to a gradual expansion in the supply of housing, which at the same time led to a notable year-on-year increase in rental costs, particularly in two-room apartments , which reached an increase of 337.5% until January.

This data was confirmed by the Scalabrini Ortiz Center for Economic and Social Studies, which also detected that after devaluation, apartments with one bedroom are the ones that rose the most in just 30 days: 16.5% month-on-month. According to different analyzes in CABA, nothing goes below $260,000 on average.

With the increase in supply, property publications began to appear in various Buenos Aires neighborhoods where, months ago, options were scarce. An example of this is in Villa Riachuelo, where apartments are now available at 5000 José León Suárez Street, offered at a price of $275,000 per month.

“This is because now the owners have the possibility of negotiating the remaining contractual conditions according to their particular interests, even when the values are high and a lot must be negotiated to find the balance point,” Mariana Lucángeli , an expert in Real , explained to Infobae. Active demand and greater supply

Demand is active although values have a high starting point. This situation coincides with the growing demand from university students looking for accommodation in the city, mostly opting for properties with balconies or access to the outside in the case of rentals in local currency.


Expenses continue their upward trend, and in CABA the average cost of expenses for two-room apartments is around $45,000 per month.

Saavedra, Coghlan and Palermo are positioned as the neighborhoods with the highest income , reaching $360,0000 , $350,000 and $340,000 per month for units of 40 square meters on average, while Barracas emerges as the most accessible option, marking $260,000 per month.

Since the application of the DNU, rental agreements have become more diverse in terms of duration, ranging between twelve months and two years, with quarterly or four-monthly adjustments (mostly) based on the Consumer Price Index or the Consumer Price Index. Lease Contracts (ICL).

This phenomenon is reflected in the increase in leasing operations and in the interest on the part of owners to give up the rental value due to the possibility of negotiating more favorable conditions.

Currently, the Buenos Aires real estate market shows nearly 10,000 properties available on specialized portals, of which approximately 50% are priced in dollars.

If the apartments are furnished and have large balconies, they are more sought after than other proposals that do not offer them.

This number represents an increase of 62% year-on-year. This dynamism in the market shows an adaptation to the new conditions imposed by the repeal of the Rental Law, reflecting both an increase in supply and an adjustment in the expectations of owners and tenants.

“About the immediate future, we estimate that if inflation slows and supply expands more strongly, it is likely that rental prices will experience a reduction, at least at the beginning of the contract. This is due, in part, to the ability to make adjustments in a shorter period of time. However, future evolution will depend largely on the conditions that arise both macro- and microeconomically,” commented Lo Valvo.

Just keep in mind almost all expats are locked out of long-term peso rentals as they require a guarantor. You can typically pay a year ahead of time but most of my friends that have locked in long-term rentals have had them in US dollars now and for no where near these prices.
