The prices of apartments for rent published on real estate portals continue to rise and there is only one neighborhood in which a two-room apartment can be found for less than $400,000 Daniel Karp

The rental prices of properties published on real estate sites in the city of Buenos Aires registered an increase in the publication value of 2.3% in the month of December , and did so below inflation (2.4% in November, the last surveyed), according to the index published every month by Zonaprop .

This phenomenon occurs in a context marked by the validity of the Decree of Necessity and Urgency (DNU) promoted by President Javier Milei in December, a set of measures that marked a radical change in regulation in the real estate market due to the repeal of the rental law .



In turn, a key fact is that the current supply volume in December grew by 3.3% and accumulated a total increase of 195% throughout the year. “ The rental market continues to search for an equilibrium value and so far this year the publication price of the offer fell in real terms,” shares Soledad Balayan, owner of Maure Inmobiliaria. Analysts agree that this reduction is due to a stabilization of the real estate market in which owners adapted to the new rules established by the DNU and returned to turning their units into rentals.

New rental contracts accumulated a price increase of 64.4% in the year , advancing below the inflation that was 112% accumulated in the year and below the ICL adjustment (194.5%) so far. The latter is the index by which the contracts signed under the law repealed by the DNU were adjusted annually.

“The increase in rental prices is related to the evolution of inflation . Currently, the price of new contracts is in line with the CPI (Consumer Price Index) data,” says Leandro Molina, director of the real estate portal.

The repeal of the rental law (27,551), approved in July 2020 and subsequently modified in October 2023, allowed that from this year onwards, freedom between the parties prevails in the negotiation of crucial points in rental contracts. The key for both parties, landlords and tenants, is to reach written agreements on these points, as well as any other relevant aspects, in order to prevent possible conflicts in the future.

In numbers, the average rent for a studio apartment in the city is $465,091 per month , a one-bedroom apartment can be rented for $550,450 , while a two-bedroom apartment can be rented for $740,874, according to Zonaprop .

As for profitability, it was learned that it rose slightly in October compared to the previous month. The rent/price ratio is 5.28% annually. Today, 18.9 years of rent are needed to recover the investment, 8.9% more than what was required a year ago. Lugano and Nueva Pompeya remain the best neighborhoods for investors looking for income , with an average return of 8.7% and 8%, respectively. While Puerto Madero (3.5%), Palermo (4.2%) and Belgrano (4.4%) are those that generate the lowest profitability .

Depending on the area in which the properties are located, apartment prices vary: the real estate portal provides the average monthly prices for apartments in the different neighborhoods of the city, using two-room units as a concrete example.

In this case, Puerto Madero occupies first place as the most expensive neighborhood , with an average price of around $941,093 per month , while on the other hand, Lugano is located as the cheapest with $395,326 per month .

As for the year-on-year increase, the neighborhoods that showed the greatest rise were Nueva Pompeya, Parque Patricios and Lugano, with an increase in the last 12 months of 110.9%, 94.8% and 84.9%, respectively.

On the other hand, there are Chacarita, Retiro and Agronomía . In this case, rents grew by 15.7%, 17.8% and 20.6% respectively.
