Published rental prices in the City increased by 3.7% in the last month



Apartment rental prices in Buenos Aires continue to rise: in February, the increase was 3.7% compared to the previous month, according to the latest report from Zonaprop .

In numbers, a two-bedroom, 70 m² apartment in the city of Buenos Aires rents for an average of $788,847.

A key fact is that the current supply volume is 3.3 times higher than that recorded in February 2023 and stands at nearly 190% year-to-date, following the repeal of the rental law on December 29, 2023, when the DNU (Decree of the Ordinary General Decree) came into effect.

How new rental contracts are closed​

According to real estate market data, new contracts are for two years, in pesos, and adjusted quarterly or four-monthly by the CPI , "although there are still several agreements that are adjusted by the ICL," explains the city's Real Estate Association.

Real estate brokers agree that the landlord's goal with the update is to avoid losing out on inflation . "Today, they prefer pesos adjusted quarterly by the CPI, and the tenant is accepting this without conflict between the parties," adds Daniel Salaya Romera, owner of the real estate agency of the same name.
