According to a private report, property prices rose in 96% of neighborhoods. Which areas are leading the increases?

According to a private report, the sale price of apartments rose in 96% of the neighborhoods in the city of Buenos Aires , with some areas registering increases of up to 13% year-on-year in one year . While most of the areas showed a recovery in values, there are few that have not yet managed to appreciate, although they reflect a used real estate market in full reconfiguration.



The Zonaprop platform confirmed that Núñez, Colegiales and Villa Ortúzar led the rise in the purchase and sale of two-room apartments in CABA, with year-on-year increases of 13.4%, 13.3% and 12.9% , respectively.

“Most neighborhoods have seen an increase in sales prices over the past 12 months, according to our latest analysis. After years of falling prices, the financial tools implemented throughout 2024 (such as mortgage loans and money laundering ) have allowed the purchase and sale market to be reactivated, which was reflected in the demand for our portal and the segment,” Leandro Molina , country manager of Grupo QuintoAndar (which owns Zonaprop) for Argentina and Peru, told Infobae.



It was also confirmed that searches for properties for sale increased by 69% since 2024. “The increase in those interested in buying and the decision to stop renting were other main factors that drove up prices,” added Molina.

In January 2025, the price per square meter was $2,339, which represents a 7% year-on-year increase. A two-room apartment costs $123,785 on average.




Demand factor

Sebastián Cantero , CEO of TBSA Toro Brokers, said that the increase in the sale of apartments in CABA is also due to the reactivation, the exchange rate stability and the change in expectations with the new Government.”

He also highlighted that the rise in construction costs (building costs 150% more than a year ago and values stabilized only at the end of 2024 ) impacted prices and that there are currently some 137,000 properties for sale in the city, including apartments, houses, PHs, studios , among other types of properties.

Cantero highlighted that the demand for properties in CABA is concentrated in neighborhoods with good connectivity, quality of life and access to services. “ Palermo, Belgrano and Villa Urquiza stand out for their residential and commercial offering, while Recoleta, Caballito and Núñez combine strategic location and tranquility. Others such as Villa Devoto, Colegiales, Almagro and Coghlan also attract buyers according to their profile and needs,” he said.





Those who appreciated and those who did not

Núñez, Villa Ortúzar and Colegiales led the rise in the value of apartments in CABA. “Núñez showed strong growth in 2024, driven by high demand and real estate development with new projects with a unique design. Meanwhile, Colegiales and Villa Ortúzar are consolidating themselves as emerging neighborhoods, with good access and proximity to more established areas of the city,” explained Molina.

In contrast, San Telmo and Versalles were the only neighborhoods in which the sale price of apartments fell year-on-year, with drops of 2.86% and 5.79% , respectively.

Molina added: “Despite the increase in demand, it was not able to match the supply in these sectors. The lower activity in the purchase and sale market in these areas and a lower number of new real estate developments influenced the downward trend.”

Projections indicate that price increases could continue in the coming months , driven by an increase in demand for properties for sale over the past year. Mortgage loans are expected to triple .

There is confidence and compelling data: “The volume of deeds in Buenos Aires in 2024 was 35% higher than in 2023, with a total of 54,761 operations . This is the year with the highest number of deeds since 2018. In turn, bank mortgage operations represented 9% of the total, 2.2 times more than in 2023,” Molina said.
