Finding 2 and 3 bedroom homes is almost impossible in many areas of Argentina. The shortage is evident because many owners are reluctant to commit to three-year contracts. In the city of Buenos Aires, the supply of 2-bedroom apartments is less than 100 units, while for 3-bedroom apartments, the figure drops to less than 30. These properties, highly in demand by families, are available for rent in pesos, governed by agreements established in accordance with the current Rental Law, with a contractual duration of three years and semiannual adjustment under the Own Home modality.
The supply experienced an unprecedented decrease , as reported by Infobae , and there are homes with these characteristics in less than 12 of the 48 Buenos Aires neighborhoods.
Anabel Acosta , representative of Acosta Negocios Inmobiliarios, with operations in Liniers, Mataderos and Versalles, highlighted that “the offer of 3 and 4 room rentals is limited in our area and highly requested. When one appears, it is rented in less than 72 hours.”
In the west of CABA, three-bedrooms rent for about $280,000 and four-bedrooms rent for between $400,000 and $450,000. “But in both cases these values increase when the properties have a garage or are homes on their own lot, that is, if they are houses or chalets, reaching values of $800,000 for 4-room houses with garage and park, or free fund,” Acosta clarified.
Specialists pointed out that sometimes, they do not publish homes for rent, given that direct contracts are made between previously registered tenants, who were searching for an apartment for several weeks.
In Liniers, as in other Buenos Aires neighborhoods, demand far exceeds supply. In Saavedra, real estate agencies do not have 3 and 4 room apartments in pesos for long-term contracts. Yes, proposals are found, but for temporary contracts and in most cases they exceed $400,000 per month.
In Liniers it is difficult to get three and 3-bedroom homes for traditional and peso rentals.
Gustavo Seria , representative of a real estate company with operations in the area between Almagro and Boedo, shared with Infobae that “the availability of two- and three-bedroom homes is scarce. In Almagro, specifically in Lambaré at 1000, there is a three-room apartment with an additional cost of $65,000 in expenses. With only 60 m2, it may not be the most comfortable option for a family with two children. Due to the urgency they usually have, many tenants end up agreeing to move since they can spend up to 4 or 5 months looking for a suitable residence.”
In Villa Soldati, for example, there are no apartments: only a 2-bedroom townhouse, 50 m2, is offered for a cost of $150,000 per month plus $25,000 for expenses.
