The corridor is one of the most famous in the northern zone . It is one of the few that crosses from the Pan-American Highway to the river and is located on the border of San Isidro and San Fernando . Until 2017, the 10-block stretch that extends from Sucre - height 3100 - to the Tigre branch was only seven meters wide .

Today it is a 13-meter avenue with palm trees, good signage, LED lighting and a sidewalk, which thanks to an expansion project radically changed the micro-zone, turning it into a magnet for restaurants, shops and for a development group that chose it to build a real estate project that in its first stage will require US$38,000,000 .



The Uruguay corridor is now one of the most sought-after sectors in the northern area ,” says Iván de Achával, president of Achával Cornejo. “ This street is already booming and with the increasing money laundering it promises to continue growing steadily,” adds the broker.

Properties located in the corridor are priced between US$2,500 and US$4,000/m2 with projects ranging from townhouses, gated communities, offices to residential buildings with premium apartments. “ This area will continue to grow . This corridor is one of the arteries, just like Thames and Márquez, that go from Panamericana to the river ,” explains Luciano Belli, a real estate developer and architect in the area, who adds: “In the area, the value of the large plots that can be used for development has increased.”

The change began at Uruguay (at 3100) and Sucre , when the gas station that was on that corner was no longer abandoned, was modernized and now has a pit garage and a typical gas station store. Added to this movement are new gastronomic places, the arrival of a gym and a traditional San Isidro restaurant called “Lo de Facu”.

In addition, the blocks remembered by neighbors for their state of abandonment in Uruguay (at 3500) and La Rábida Street, now took on a life of their own and operate as a neighborhood supermarket that gives neighbors the possibility of going shopping there without having to use a car.

Added to this new offering is the variety of schools and clubs that, according to Iván Achával, add “value and quality of life” to the residents . Among the best-known schools in the Uruguay corridor are: Pilgrims College, Colegio San Esteban, Saint Mary of the Hills and Southerns Cross. The area also has well-known clubs such as the Buenos Aires Cricket & Rugby Club, and nearby are the Club Atlético San Isidro (CASI) and the San Isidro Club (SIC).

Another point to bear in mind is the process of metamorphosis that the gated communities that have been in the area for more than 20 years are undergoing: Las Victorias, El Trébol, La Claridad, Los Aromos, Santa Clara and San Isidro Labrador, which are fully consolidated, where properties measuring approximately 250 m² command prices close to US$450,000.

Beyond commercial development, what boosts the real estate push in these areas is the completion of emblematic projects . In fact, this was the place chosen by the Vara family, owners of Piero and Los Rusoniello, to carry out the group's first real estate project. It is Bliss Bs. As., a vertical city located where Molinos used to operate on land a few meters from the Panamericana branch Tigre.



The developers already identify it as a vertical city just 15 minutes from the city of Buenos Aires that
combines nature, avant-garde design and the latest comfort technology. The project is being developed on a 9.5 hectare plot of land , with 23,000 m² of green spaces with a central lagoon of 12,000 m².

The first stage of this real estate development will be delivered in mid-2025 and includes a building called Marina, which has two 10-story modules connected by a swimming pool bridge on the top floor. It will have 265 units of between one and three bedrooms , as well as a 1,200 m² shopping center and a 1,500 m² gym that occupies the entire double-height ground floor.

“This is a project that is autonomous in itself, but it is still connected to the city. It is an urban model that can be replicated. It is not an isolated project, but rather a new urban vision ,” summarises Fernando Sabatini, partner at MRA+A, the architectural studio that designed it.



Regarding the prices of the apartments for sale, Martín Maderna, CEO of Bliss Bs. As, details that the prices for a one-bedroom apartment of 70 m² are around US$233,000 , a two-bedroom apartment of 105 m² is offered from US$345,000, with options of US$450,000 for the 140 m² units .

After the construction of the Marina building, Maderna explains that another building is planned, which will be called Crucero, which will have apartments from two to five rooms designed for young people and families looking for green spaces, privacy and light in a safe environment. “ It will have almost 120 units ranging from 53.2 to townhouse units with five rooms of 219 m² plus 190 m² of garden,” describes Maderna.

The project designed by architect Mario Roberto Álvarez y Asociados will be developed in stages and will have 11 buildings in three residential typologies : 16-story towers; 9-story buildings; and those currently under construction that have 10 floors with units between 70 and 150 square meters.

Maderna defines the project as a true 15-minute walking distance city , and - they say - it is isolated from the Pan-American Highway by a four-hectare green lung that reduces noise impact, with accessible distances and services ranging from education, health and leisure to micro mobility with circulation of electric vehicles, chargers, security and a two-kilometer aerobic path, in addition to a 1.8-kilometer double-lane corridor that borders the entire neighborhood for vehicles to circulate.



It will be a mini city of the future: with little traffic of cars, electric chargers, sports areas, a lateral aerobic path of two kilometers in length, a commercial area and the lagoon that will reuse rainwater for watering the plants. “ It will be completely finished in eight or ten years . Once finished, they expect 3,500 people to circulate per day and they insist that there will be practically no movement of cars on the surface, which would interfere with the internal pedestrian paths,” concludes Maderna.

Spillover effect​

True to the real estate dynamic, the strong development of an area can radiate to the surrounding areas and become a magnet for other different projects. In fact, a few blocks away, 500 meters from the Tigre branch line, a US$16 million investment project is being developed that occupies an entire block. It is Bosco La Horqueta, just three blocks from the center of the area characterized by low-rise buildings. There will be four volumes of four floors: ground floor and third, which will be built in a single stage.

“It will have a central garden with a dry plaza of 1,300 square meters with Bulla landscaping with trees up to eight meters high. In addition, all the units are through. This means that on one side they face the green space inside the development and on the other side they face the street, which makes them very bright and well ventilated,” explains Federico Canepa, founder and director of Aria Desarrollos, which is carrying out the work designed by Smud & Zelcer architects that will be delivered at the end of 2026.

“There was a demand for this type of development that integrates with the space and connects with nature,” adds the developer. Regarding prices, he details that there will be 60 units between 63 and 110 meters that are sold from UD$250,000.
