PHs have positioned themselves as one of the most attractive housing options in the city of Buenos Aires, especially for those looking to combine the advantages of a house and an apartment.
These properties stand out for offering large spaces, patios or terraces, and, in many cases, the possibility of carrying out extensions or renovations that increase their value by at least 30% after the renovation.
The high demand for these properties generated significant movement in the real estate market, both for purchase and rental.
In fact, mortgage loans that returned in 2024 also favor these properties when they are “credit-appropriate” and do not present long succession processes, serious structural failures or problems with the title of ownership, among other cases.
According to the ConsorcioAbierto platform, expenses in CABA rose 155% between January and November 2024. In November, the average was $238,957, 7.91% more than in October. Year-on-year, they increased 212.69%, and exceeded inflation of 166 percent .
Agustina Alderete , from Aldea Urbana Negocios Inmobiliarios, said that “at this time, PHs are especially sought after due to the increasing costs of expenses, which are high and increase significantly month by month.”
Among the outstanding advantages of PHs is the possibility of enjoying outdoor spaces , such as patios or terraces with grills, which can be used for recreational activities or remodeled to expand the home.
The grill is a tempting factor in PHs that young people are looking for, especially to buy or rent.
However, Patricia Jedvabnik , from Abiti Proyectos Inmobiliarios, warned that “the PH market also presents challenges. Due to the age of several of these properties, renovating them can involve significant expenditure, although in most cases it would not exceed the fixed costs associated with the buildings’ expenses. In addition, the supply is limited, since it is not common for new PHs to be built in the city.”
This is partly because developers find it more profitable to construct buildings.
According to Irina Zommer , from Zommer Negocios Inmobiliarios, “it is more profitable for builders to invest in the construction of buildings, since it allows them to obtain a greater return on the impact of the value of the lot by being able to build more square meters.”
Villa Urquiza, for example, has PHs of 40 m2 from USD 65,000 , thanks to its restricted building characteristics that limit construction to five floors. This neighborhood stands out for its connectivity, including the extension of the D subway line and its proximity to Avenida General Paz .
They have good circulation and are on two levels on several occasions.
In Caballito, another of the most sought-after neighborhoods, prices start from a similar base, around USD 65,000 for 40 m2 units. Its appeal lies in its central location, with quick access to the highway and the presence of emblematic avenues such as Rivadavia and Pedro Goyena , which combine commercial and gastronomic areas. “Caballito is one of the most sought-after neighborhoods by buyers due to its access and services,” said Alderete.
Villa Crespo, for its part, stands out as an alternative that is in full growth and which, according to sources, benefits from the “spillover effect” due to its proximity to Palermo.
Here, PH costs also start at USD 75,000, offering an attractive opportunity for those looking for spacious spaces at competitive prices.
“There are units with more than eight rooms in this area that can exceed USD 1,000,000 due to their size and privileged locations. They usually have large terraces, which are also ideal for enjoying at this time of year,” Jedvabnik added.
They are also common in neighborhoods such as Mataderos, Liniers, Villa del Parque, Almagro, Chacarita, Monte Castro, Floresta, Coghlan, Núñez, Barracas, San Telmo, Monserrat and Parque Patricios, among others.
