Núñez: the last piece of land in the Innovation Park went on sale for more than US$11.8 million

The end of a stage for the Innovation Park is approaching. In the project located on the property of the former Federal Tire that seeks to form a new neighborhood of the city, only two vacant lots remain and the only one that remained unpublished finally went up for sale.

This is plot P2, a land of 1,367.35 square meters that will be auctioned on Wednesday, October 11. The radio corridor says that there are several investors interested in buying the land, since it will be the last opportunity to secure a place in the neighborhood that promises high returns with a focus on temporary rentals.

Those who decide to participate in the bid should know that the base price of the lot is US$11,827,520 and that they must leave a guarantee deposit of US$354,825.60 in advance. The auction will be held through the Banco Ciudad website, the entity in charge of carrying out the auctions.

October will be a month of expectation for the project, since on the 2nd of the month the penultimate vacant lot will be auctioned, for which the registration period has already closed. This is lot G3, which is actually a subdivided plot that will be sold as a block: 3A of 932.07 m² and 3B of 933.38 m², so combined they add up to a total of 1865.45 square meters.

Innovation Park, the City project that will be carried out in Núñez

Companies interested in acquiring the last meters of free land must bid from a base price of US$21,321,349.91, but not before depositing US$639,640.49 as collateral, which will be returned if they lose the auction.

Real estate projects for residences, offices or mixed-use buildings may be developed on both lands, which will coexist with education, research and retail spaces in a new urbanization conceived as a 15-minute city.

The auctions for the project began in November 2018. The first land on the former Tiro Federal property was purchased for US$151.5 million by the Werthein Group, a private holding company with experience in telecommunications, the financial market, insurance, health, agribusiness, food and beverages, real estate developments, energy and technology. The acquisition included two blocks of approximately 10,000 square meters each, one of which will host a project by the developer Landmark.

The project represents an estimated investment of US$180 million without considering the value of the land, according to estimates made by market sources, and includes the construction of three 100-meter-high premium towers with residences, a five-star hotel and branded residences with a sustainable matrix.

Since then, several developers have secured a place in the Park, and in some cases, they have even purchased land on more than one occasion to carry out different projects.

What will the Innovation Park be like?​

The mini city planned in Núñez, which attracted the attention of international developers and architects, aims to become a Buenos Aires Silicon Valley. Inspired by scientific-technological parks that exist in the world, project authorities estimate that around 30,000 people will walk through its streets and estimate that economic activity will be around US$1 billion annually.

The Park occupies 12 hectares of space, of which 60% are for public space such as streets, squares and green spaces. The project was divided into 32 plots in which universities, medical centers, laboratories, offices, commercial premises and homes will be integrated.

For now, the public spaces have already been inaugurated, 360,000 m² have already been approved to build. Of the 60,000 marketable square meters, the project has already sold more than 80% of the surface area. Through the sale of land that began in 2018, the Buenos Aires Government has already raised more than US$250 million and park authorities affirm that there are already projects underway.
