The countdown begins for the tender for the land available in the Innovation Park. The former Tiro Federal property in Núñez, where the Casa Foa design exhibition is currently being held, promises to be a neighborhood in itself and is gradually finding an owner for its last vacant land.
Next month one of the two remaining lots in the park will be auctioned. A few months ago, the project authorities raised the possibility of subdividing it to expand the supply of land and projects in the park, but the final decision was to divide it and sell it unified in a single auction.
This is lot G3, almost 2,000 square meters, which will be auctioned this Monday, October 2 at 11:30 a.m. Specifically, two plots will be sold in a single block. 3A of 932.07 m² and 3B of 933.38 m², so combined they add up to a total of 1865.45 square meters where real estate projects can be developed.
Two block plots will be auctioned in October that together combine more than 1,800 square meters.
Companies interested in acquiring the last meters of free land must bid from a base price of US$21,321,349.91 , but not before depositing US$639,640.49 as collateral, which will be returned if they lose the auction. The auction will be carried out through the Banco Ciudad website, the entity in charge of carrying out the auctions of the space that investors see as a candidate for the Buenos Aires neighborhood with the greatest offer of temporary rentals.
If it comes to fruition, the expectation will be placed on the last available plot: P2, of 1,360 square meters.

The Park occupies 12 hectares of space, of which 60% are for public space such as streets, squares and green spaces. The project was divided into 32 plots in which universities, medical centers, laboratories, offices, commercial premises and homes will be integrated.
For now, the public spaces have already been inaugurated, 360,000 m² have already been approved to build. Of the 60,000 marketable square meters, the project has already sold more than 80% of the surface area. Through the sale of land that began in 2018, the Buenos Aires Government has already raised more than US$250 million and park authorities affirm that there are already projects underway.
The new Buenos Aires neighborhood is a neighbor of the River court.
On the other hand, last week the fate of the first land auctioned in the former Federal Tire, in 2018, was revealed. The developer Landmark will invest an estimated US$180 million in a project that will be built on the land acquired by the Werthein Group: the plan is to build three 100-meter-high premium towers with residences, a five-star hotel from a chain that does not yet have a presence in Argentina, and branded residences with a sustainable matrix.
The project will have just over 160,000 m² of services, amenities and homes. The proposal will transfer a bit of the essence of Puerto Madero to Núñez, since the project contemplates that the value of the units would exceed US $6,000 per square meter when the pre-sale begins.
