At the intersection between the west and the north of the city of Buenos Aires, an area in constant building expansion is witnessing a notable construction boom. The place is not only seeing the emergence of new construction, but also experiencing renewed interest in used homes, especially from those familiar with its charm.

This is Villa del Parque, a neighborhood delimited by Avenida Francisco Beiró, Avenida San Martín, Arregui, Gavilán, Avenida Álvarez Jonte, Miranda and Joaquín V. González, in Commune 11 of CABA, and in full development, with more than 50 projects currently being executed.

In certain areas, the urban development of the layout gave rise to the construction of high-rise buildings, predominantly up to 7 floors with 2 setbacks, on land of standard dimensions. The relatively affordable value of the land compared to other neighborhoods (calculated at USD 400 per square meter versus, for example, USD 650 in Palermo) allowed a lower incidence of the cost per m2 built for developers and contributed to the growth of the sector. .

Tensions

This transformation involved the demolition of historic mansions, warehouses and garages (in fact, some neighbors protest against the construction boom ) and altered the appearance of the neighborhood, which nevertheless retains a quieter atmosphere compared to more central areas of the city.

Unlike more congested areas such as Palermo or Belgrano, it maintains a calm and family atmosphere, making it an attractive destination for those seeking a more traditional lifestyle and a close community. It continues to attract buyers and investors looking for a place to settle or invest in new and used properties,” said Ignacio Nocito , of Nocito Constructora.

Used two-room homes start at USD 65,000 and three-room homes from USD 85,000 onwards.

What parts are most sought after?

The presence of important development routes, such as Nazca, Nogoyá, San Martín avenues, and other streets such as Argerich, Helguera, Campana, Terrada, San Blas, Camarones, Carranza, Lascano, Simbron, Baigorria, Pedro Lozano and Tinogasta, contributed to the growth and vitality of this neighborhood.


On Cuenca at 3000 and close to the train tracks is the neighborhood's shopping center, where there is strong commercial activity. In addition, there are other areas with an important gastronomic offer, such as Tinogasta or Nazarre, among other arteries.

“The entire area around Plaza Aristóbulo del Valle and the commercial center on Cuenca Street was historically highly sought after within the neighborhood. The proximity to the San Martín Railway station adds additional value for residents and potential buyers,” Paikin highlighted.

Construction is promoted on Nazca Avenue

Part of the demand prioritizes proximity to schools and clubs such as Gimnasia y Esgrima de Villa del Parque, the Villa del Parque headquarters of Racing Club, Comunicaciones, and neighborhood entities such as Club Parque (where great stars emerged who later arrived at Argentinos Juniors such as Diego Armando Maradona, Sergio Batista, Esteban Cambiasso, Juan Pablo Sorín, Fernando Redondo, Juan Román Riquelme, Carlos Tévez, and Alexis Mac Allister, among many others), Imperio Jrs., Club Villa Sahores.

In relation to real estate values and ventures, Gustavo Ortolá Martínez , from Like Propiedades, highlighted that prices per m2 for new developments range around USD 2,000, with two-room units of approximately 50 m2 at USD 100,000 and three-room units of 60 to 65 m2 at USD 140,000. If the apartments are in projects with amenities such as a gym and swimming pool, the values rise to USD 2,400 per m2.

A large part of the demand also shows a marked interest in PHs, with prices that can reach up to USD 1,600 per m2 and are highly sought after to avoid high expenses.

“Buyers tend to be local residents or relatives of those who previously resided in Villa del Parque, with less interest from outside investors. The value of the houses varies depending on their characteristics and location, but they start from USD 250,000 onwards,” Ortolá Martínez explained.

With their own terraces, they are very privileged due to the demand that wants a wide connection with the outside.

Villa del Parque continues to experience a construction boom, in line with other nearby areas such as Devoto, “which generate an aspirational demand among those who wish to reside in areas with nearby amenities but at a more accessible cost,” commented Gabriel Brodsky , CEO of Predial.

Among the brand new options are two- and four-room apartments, designed for young people looking to become independent and families who want a larger and more comfortable unit.

Brodsky added: “These types of projects typically target an audience that values quality of life, modern design and convenient location.”

Regarding operations, unit prices vary depending on their size and characteristics. For example, a two-room apartment located in a building on Helguera at 3100 may have an initial value of USD 118,000, while a four-room apartment with garage included starts at $258,000.

“Interested buyers should consider the additional associated expenses, such as the real estate commission (4% plus VAT) and the costs of deeding and equipping the building,” Brodsky added.

2-room apartments were historically the most chosen due to their versatility, attracting couples, young people, singles and even professionals looking for a functional space, such as offices.

Nocito added: “However, recently an increase in demand for 3- and 4-bedroom units has been observed, especially by families with young children who value the tranquility of these neighborhoods to watch their children grow up while maintaining their daily routines.”

Other projects in development are on Camarones at 2700, where apartments in well start at $52,700.

In other proposals, a 2-room apartment of 50.5 m2 on Av. Beiró at 3500 is worth USD 105,900, and a 3-room apartment of 78.2 m2 is worth USD 170,000 on Campana at 3200.
