Then, in May and June the value had fallen consecutively, however, in both July and August it climbed again , but below the record.
The latest available record is that of August 2024 , when building a home of these characteristics with a total measurement of 315 square meters was around US$726,506 (US$2306 per square meter) and reflected a 10% increase compared to July , according to the latest report from Reporte Inmobiliario.
How much did it cost a year ago? The cost in August 2023 was around US$341,707 , that is, it increased by 112.6% in the last year.
“ The outlook looks very complicated for builders who have already seen the number of orders for new works decrease for months, and if one estimates the probable costs for September and so far in October with an even lower dollar, the reality is even more alarming ,” explained Germán Gómez Picasso, founder of Reporte Inmobiliario, who added: “If this trend continues, costs will stabilize at the highest rates in dollars in the history of construction and more in line with the costs of works in dollars that are observed internationally.”

If we talk about the cost in pesos , building a house in a country house is getting closer to reaching $1 billion , since in August it was around $948,090,460 . This marked an annual increase of 270.5% , because building the same number of meters in a gated community was around $256,280,664 in August 2023 (multiplied by 3.7).
Another very relevant fact that was revealed is that building a square meter in a country-style house exceeded $3 million . “Something important to know is that in pesos it is always more expensive , and it will even continue to rise, even though inflation has slowed down. What gives you the real value is the cost in dollars,” explained Gómez Picasso.
Not only has the cost of building a house increased, but so has the interest in them . Therefore, while the pandemic influenced people to prefer to go live in more peripheral and green areas of the city, the growth of the home office also did so . “The strong advances in technology have allowed a person to go live outside the city and not depend on being tied to the city to be able to work or study,” the founder of Reporte Inmobiliario highlighted the reasons.
