Within the premium real estate market, bathrooms located in high-rise apartments not only promise luxury, but also a unique experience thanks to their open and spectacular views, something that modern architecture manages to integrate in an exceptional way.



In a context of good times for the sector and the recovery of sales operations, these bathrooms are not only functional spaces, but are transformed into true havens of relaxation. With windows that allow you to see the city from above, each bathroom becomes a place where design and comfort merge.

The inclusion of high-end materials, such as marble and metallic finishes, together with advanced technologies, redefine the concept and also contribute to defining the purchase of a home.

Open views not only provide a feeling of spaciousness, but also increase the value of the property, being a decisive factor for buyers in the luxury sector.

Martín Pinus , from Martín Pinus Real Estate, told Infobae that “buyers in the premium segment and those who prioritize luxury above all else are very demanding people who know what they want to get in return for their investment. Among the requirements they usually have, impressive views, privacy, quality of materials both in construction and interior design, and sophistication are exclusive factors. If any of these variables are not present, there is a high probability that they will not acquire the property.”

In this sense, bathrooms, in terms of their aesthetics, functionality and quantity, influence not only from the positive side, but also from the more negative side, when they do not meet the expected standards of a development of this category.


Potential buyers are meticulous when looking at the details of different rooms, and bathrooms are one of the spaces that can tip the balance in the final decision.

Adriana Villanueva , of Adriana Villanueva Properties, explained that the most discerning buyers often opt for bathrooms that include features such as two separate toilets for the couple, large spaces for shared showers, smart toilets and sophisticated marble. Elements such as large mirrors and adequate lighting are also highly valued, reflecting the desire for a functional and, at the same time, aesthetically appealing space.

Influence of views

There are clients for whom a property with a spectacular view is an absolute must. This means a panoramic view of the city, an open view of the river, or a green space. Which view is more attractive will depend on the tastes of each buyer, who may prefer nature or a postcard of the city. However, in all cases, visual spaciousness is the rule and is usually accompanied by floor-to-ceiling windows.

This is also a decisive factor for buyers looking for a place to live in the city, after having owned houses in gated communities in the provinces. The view makes up for the greenery and privacy they had in those places. The view is part of the unit to be acquired, as if it were another room.

Pinus said that the presence of spectacular views can significantly influence the final cost of a property for sale or rent. “Exclusive or hard-to-find views in a given area can account for up to 50% of the appraisal value and increase the value of a rental. They contribute considerably to the quality of life and the feeling of connection with the environment.”

The foam rises

In premium apartments or homes, space, comfort, privacy, design and quality are all elements that contribute to the standard of living expected by potential buyers. Regarding bathrooms, it is important to note that they are not only expected to be luxurious, but that there is an adequate number of them depending on the rooms, as well as a toilet in the guest reception area.

“The bathroom has gained importance in recent years, as a space of privacy and enjoyment for physical and emotional well-being,” says Pinus. In luxury properties, en-suite bathrooms in the master bedroom usually include double sinks, double showers, or combinations of shower and bathtub, jacuzzi and Scottish shower. In towers of more than 350 or 400 square meters, it is even common to have two bathrooms in the master suite, reflecting new habits and tastes that seek to improve the quality of life.

These luxurious bathrooms are comparable to those in five-star hotels, with neutral and elegant colours, high-quality materials such as marble and wood, and modern technological devices for greater comfort. Imported taps and floating furniture are in fashion, expanding the spaces and providing a minimalist design.

Bathrooms vs other environments and amenities

When a potential buyer chooses their next home, they do so based on their personal, family and even professional tastes and needs. The importance of amenities or features can vary, differing from what the development offers in the common areas and what they expect within their private unit. In premium towers and developments, the presence of recreational and exercise facilities is not discussed, such as a microcinema, tennis courts, indoor and outdoor pools, solarium, gym, game rooms, music and rehearsal rooms, dry sauna and spa.

Pinus notes that smart technology or home automation is an integral part of comfort in premium units, allowing the space to be set according to the time of day. Luxury bathrooms are becoming increasingly important as awareness grows about the importance of creating spaces of tranquillity, recovery of mental well-being and pleasure, offering moments of disconnection and privacy.

Ultimately, a luxurious lifestyle is associated with both the comfort and sophistication of the residential unit and the exclusive services offered by the entire development. These elements combined elevate the quality of life of residents, providing a comprehensive experience of luxury and well-being.

Generally, when bathrooms are luxurious and sophisticated, the kitchen is also. Compared to amenities or recreational spaces, exclusive towers usually offer a wide variety of these facilities. However, they are different attributes of a property and not necessarily comparable.

Villanueva noted that those seeking luxurious bathrooms are likely to also require amenities, and vice versa. However, it is more common to find buildings with amenities than with luxurious bathrooms, the latter being less common in comparison.

Values and scenario

Today, the premium market has seen a nascent recovery in prices compared to the previous year. Prices for exclusive, brand new homes have increased by between 5% and 10%. However, comparatively, these properties are still 50% cheaper in Buenos Aires and Greater Buenos Aires than in cities such as New York, Paris or London.

Currently, the most sought-after homes, with luxury bathrooms and located on a high rise, range from USD 1,800,000 to USD 3,500,000. There are more expensive properties, whose valuation depends on additional features, such as having more than five garages included in the total price.

“In addition to the local public that is looking to expand or shrink in square footage without sacrificing luxury and comfort, there is a very exclusive segment of the market that will always require it. The arrival of foreigners, embassies and companies always prefer luxurious bathrooms and panoramic views,” Villanueva concluded.
