The building located between Juan Bautista Alberdi and José María Moreno avenues has an innovative function to be able to get to the apartment by car.

After more than a decade, today the first units of an innovative building on the corner of Juan Bautista Alberdi and José María Moreno avenues are for sale. This project, which emulates a feature that can be found in luxury buildings, such as the Porsche tower where Lionel Messi has an apartment in Miami, introduces a striking feature: the apartments can be accessed directly from the car.

Throughout its development, the project faced numerous obstacles, from the complexity of the terrain to the challenges imposed by the pandemic and municipal authorizations. Geraci Properties acquired the land more than 10 years ago, which previously housed a service station and this generated substantial complications during the remediation process.

The forklift is located in the center of the building, as are the garages where cars are parked.

Claudio De Martino, office manager, highlights the difficulties encountered: “It was very difficult to obtain authorization from the Municipality to build and remove the buried fuel tanks; When we started, we were impacted by the pandemic and had to stop on several occasions.

Despite these challenges, the project was completed this year. With an initial investment coming from investors who supported the project from its inception, no well units were marketed, and now, for the first time, they are being offered to the public.

From the car to the apartment​

The building has units with only one and two rooms.

“We had installed car lifts on previous occasions, but always limited ourselves to two levels towards the basement,” says Ángela Geraci, one of the directors of the Geraci Propiedades architecture studio. Due to the amount of surface available and how the project was planned, which included few units of a few meters, the architect points out that they found themselves with a surplus of space. “It was then when it occurred to us to take advantage of those additional meters to convert them into garages, and thus the idea of incorporating car lifts arose. “We decided to consult a company specialized in the installation of elevators that had already carried out something similar in Bahía Blanca,” she points out.

The core of the elevator passageway, with dimensions of 6.50x6, occupies the central position of the building. Each garage space where the elevator ends cover an area of 145 square meters.

The architectural structure of the building, which rises to a total of 11 floors, houses 45 units between one and two rooms. On each level, six homes are distributed composed of five two-room units and one one-room unit, with dimensions that vary between 42 and 45 square meters. In addition, on the eleventh floor there is a two-room unit and two three-room units with a terrace balcony.

The residential units start from the third floor, while the basement, first and second floors are garages designed with a marketing perspective. However, it should be noted that the only units that offer the convenient option of having a garage on the same floor are the larger ones.

How the car lift works​

Each garage has capacity for five cars, assigning one for each two-room unit that occupies each floor.

The operation of the system is extremely simple: residents enter the building with their car through a ramp that leads directly to the basement. In this area, strategically located, there are two forklift-type elevators in the center of the structure. These elevators allow you to go up to the desired floor and, once there, they are parked in a specifically designed space with capacity for five cars, assigning one to each two-room unit that occupies each floor.

These garages, when leaving the parking space, connect with a general circulation corridor, providing fluid and efficient access that leads directly to the entrance of the apartments on that level.

The car lifts are programmed so that there is always one on the basement access level and another available on the fourth floor, to be closer to any call. The time required to ascend to the top floor, which involves almost 40 meters in height, is only one and a half minutes.

Only two-room units have the option of having a garage on the same floor.

The estimated value of the garages is approximately US$40,000, while the apartments, whose initial price is US$160,000, already include the cost of the assigned garage.

“So far, those interested in buying are mainly investors looking to allocate the apartments to the rental market, as well as young people between 20 and 30 years old looking for their first property,” explains De Martino.

Currently, 70% of the units are available for purchase, and sales are being carried out by floor.

The 60-story Porsche Tower has a similar luxury system.

This type of product is experiencing growth in popularity in various parts of the world, especially in the luxury segment. A notable example is the Porsche Design Tower in Sunny Isles Beach, recognized for its exclusivity and chosen by celebrities such as Lionel Messi, Maluma and Anuel AA.

Built in 2017, this innovative 60-story building features the exclusive “Dezervator”, a patented lifting system that allows owners to park their vehicles directly at the entrance of their apartments, thus ensuring a discreet and exclusive entrance for residents.

Another example of this trend is a residential tower in Singapore, known as Hamilton Scotts, which is notable for being the tallest en-suite elevated garage building in Asia. In this construction, state-of-the-art elevators transfer the owner's vehicles directly to his apartment.

This 56-unit tower, developed by Beijing-based Reinwood Group, is strategically located near the famous Orchard Road district and surrounded by 12 hectares of greenery. Each residential unit in this exclusive building has two parking spaces, providing owners the ability to combine luxury car display with a high-end lifestyle.
