In the midst of the return of UVA mortgage loans , thanks to 21 banks, and awaiting the data on deeds of sale for August, which analysts believe will be the best month so far this year - as a result of the reactivation of the real estate market - competition between banking entities is becoming increasingly evident , offering new offers, improvements in amounts and changes in requirements.

In this regard, Banco Ciudad , which was the second to announce its lines -after Hipotecario- reported that it is expanding the mortgage offer with a promotional rate of 3.5% , which was only available for purchases in the downtown area, south of the City of Buenos Aires . In this way, some sectors of La Boca, Boedo, Parque Patricios, Nueva Pompeya, Barrio Olímpico and Lugano will have a preferential rate for the acquisition of a first home.

“We want residents to fulfil their dream of owning their own home and for the effort they make to be worthwhile. These measures allow us to help a middle class that has often been left alone,” said Jorge Macri, the head of the CABA government, adding: “We are doing this in the south, in the area of the city with the greatest potential for growth, because if more residents live there, that means more movement, more businesses and more consumption. In short, more development .”



The bank had already announced changes to its lines days ago with the increase of the amounts to be lent from $250 million to $350 million , and the new line aimed mainly at young people . The latter allows adding income from guarantors, with a maximum of up to six people .

"These loans are a tool that will help many families buy their first home, through the best financing proposal that now includes the neighborhoods in the south of the City of Buenos Aires , which have great development potential," said the president of Banco Ciudad, Guillermo A. Laje.

Banco Ciudad expanded its preferential rate to the south of the city of Buenos Aires, in neighborhoods such as La Boca Javier Picerno

The new zones that cover the different neighborhoods in the southern area of CABA and that will have the boost of the bank's mortgage loans at a preferential rate (APR 3.5% fixed + UVAs), are comprised by the following limits :



  • La Boca : to the north Cochabamba; to the south Pedro de Mendoza/Riachuelo Avenue; to the west Regimiento de Patricios Avenue to the intersection with Martin García Avenue and Paseo Colón to the intersection with Cochabamba; to the east Río Dársena Sur and Riachuelo.
  • Nodo Saenz : to the north, the 25 de Mayo Highway; to the west, it goes down Viel to Fernández de la Cruz, where it returns to Fournier, which goes down to Tabaré and then goes back west to Centenera, which goes down to Amancio Alcorta; to the south, Amancio Alcorta Avenue; to the east, it goes up from Amancio Alcorta through Iguazú to Grito de Asencio, which goes west to Almafuerte Avenue, where it goes up to Salcedo, which goes west to Castro Barros, goes down to Rondeau and goes up José Mármol to the 25 de Mayo Highway.
  • Barrio Olimpico: to the north is 23 de Junio Street; to the east is Carlos Enrique Diaz Saenz Valiente Street; to the south is Escalada Avenue; to the west is Pascual Perez.
  • Lugano : to the north, Avenida Argentina; to the west, Dellepiane, to the south, up to Riestra; to the south, Riestra, which goes up to Murguiondo, where it goes down to Chilavert; to the east, Chilavert, where it goes up to Larraya, which goes up to Battle and Ordoñez, which goes up to Avenida Argentina.




Requirements and conditions to buy a property with a loan from Banco Ciudad:



  • Those who already receive or migrate their salary accreditation to Banco Ciudad can access it
  • The credit is to buy, refurbish, improve or expand a first or second permanent or non-permanent home in all areas of influence of Banco Ciudad ( AMBA, provinces of Córdoba, Mendoza, Tucumán and Salta )
  • The maximum loan amount is $350 million (up to 75% of the sales value of the unit to be acquired, and for the modality in which the applicant presents a guarantor -up to two maximum-, the maximum financing amount is up to 65%)
  • The general line has an interest rate of 5.5% and a specific line for the downtown area and southern zone of CABA with a preferential fixed rate of 3.5%
  • The capital is adjustable by UVA
  • Terms are up to 20 years
  • The fee must not exceed 25% of the applicant's and/or his/her family group's income.
  • The credit can be pre-cancelled in advance

One thing to keep in mind is the amount to be paid in relation to the applicant's income . For example: for every $100 million requested over 20 years to acquire a home in the downtown and southern areas of CABA (rate of 3.5% + UVA), the initial monthly payment will be $581,490 . Likewise, with respect to the payment-income ratio, if the person, family or group of borrowers have a total income of $1,630,000 , they can access, for example, a loan of $70 million , with an initial payment of $407,000 .



These loans have the possibility of requesting an extension of the term if the amount of the installment to be paid exceeds 10% of the value of the installment resulting from having applied to that loan a capital adjustment by the Salary Variation Coefficient (CVS) since its disbursement. In these cases, the original term of the loan may be extended by up to 25% .
