Although the market began to recover last year, specialists warn that mortgage loans will put upward pressure on values. What neighborhoods should you keep in mind?

Since the announcement of new lines of mortgage credit by banks in recent weeks, the real estate sector began to gain momentum . With fewer units for sale turning to rentals following the repeal of the Rental Law at the beginning of the year, opportunities to find a property at a good price are already becoming scarce.

The market is already ruling out that within three months the publication values will be higher than those seen these days . And, furthermore, in the sector they warn that whoever wants to do business has to go out and search as soon as possible .

" The opportunity to buy is now. Prices had already been rising since last year, but since it was announced that the credit was returning they had a first shooting , which will become more accentuated when the money from those loans is actually on the street "says Verónica Pagola, CEO of Century 21.

Until now, they explain in the sector, there are no major changes in publication prices. However, when operations are closed they are done with fewer discounts than in recent years . Today sales are being made with values 5% lower than those published, when just a year ago the buyer managed to lower the price around 10% , they explain.

" Today people feel that prices are low. And they are quite similar to those of a year ago , but the context has changed and with a country that is in the mouths of foreigners, the perception is that values are going to rise. I "It seems like it's a good time to buy ," adds Sebastián Sosa, president of Re/Max for Argentina and Uruguay.

More activity

Francisco Altgelt, president of Altgelt Negocios Inmobiliarios, contributes that the appearance of mortgage loans comes at a time when the market was already more active: "In fact, today if a two-room apartment is priced, it can be sold in 15 days. We are already seeing increases in prices without credit, with the new lines demand will increase and prices will rise more .

Although due to the amount of the installments, mortgage loans are still for high-income families, the truth is that it is a demand that does not exist today and is added to the market . Currently only 2% of sales deeds in the city have a mortgage . In 2017, at the height of UVA credits, it had reached 30%.

" People who have the money in their hands are already going out to buy. Today it is already difficult to find apartments in some segments," highlights Altgelt.

Where to look for opportunities

For those who have the capital available , the main opportunities are in middle class neighborhoods such as Almagro, Caballito and Villa Crespo . There, unlike what happens in the northern corridor of the city, there are still many used apartments for sale and the market has not managed to purge the cheapest units .

Gabriel Brodsky, CEO of Predial, says that, in many cases, those who have units for sale are already beginning to review the publication price. And he estimates that the phenomenon is going to worsen as soon as credit operations begin to be closed .
"There are still about 110,000 properties published on real estate portals, but it is increasingly difficult to find those gems that offer a good location at a good price . Today those who can wait raise the price and those that can't are sold," he explains.

And for units with up to three rooms, the phenomenon can only be accentuated. At Banco Ciudad, adds Brodsky, the average requested for mortgage loans is US$70,000, which allows access to a unit of about US$100,000 .

" When this demand is felt, one, two and three-bedroom properties will sell very quickly and, as a consequence, prices will rise," he concludes.
