December sales figures showed that 2024 closed with the highest number of transactions in the last seven years

The real estate market is going through a period with a tailwind and the number of property purchase and sale transactions attests to this: in December 2024, 7,667 deeds were registered in the city of Buenos Aires , which indicates an increase of 68.1% compared to the same month of the previous year and an increase of 33.2% compared to November 2024.



This was confirmed by data from the College of Notaries of the City of Buenos Aires, which also confirmed that the total amount of transactions carried out rose year-on-year by 250.8% , to $819,375 million. In this way, the last month of last year was the third best December in 17 years. “It was on the podium, with more than 7,600 operations. Behind us are years of exchange rate jumps, pandemic, restrictions, inflation, few stimuli,” shares Jorge de Bártolo, president of the College of Notaries of CABA.



Thus, 2024 closed with almost 55,000 real estate transactions in the city of Buenos Aires . In 2023 there were: 40,000, that is, a growth of 35%; in 2023, 40,539; in 2022 they were around 33,000; in 2021, 28,000 and in 2020, in the midst of the pandemic, less than 20,000. It was the best year since 2018, where just over 55,000 transactions were registered and it was almost “tied” to a year that had an exceptional mortgage lever in the first half of the year. Now, this phenomenon was replicated in the last quarter with almost 1,000 mortgages every month and it is an encouraging figure for the coming year.



Furthermore, the past year has seen record months in a period of almost 80 months. In fact, October marked that figure with 5,987 transactions and November marked 32 consecutive months of year-on-year growth in transactions.

This trend had already been anticipated by LA NACION, when the Ministry of Justice published its survey for December 2024, which recorded a 53% year-on-year increase in the number of deeds entered into the Real Estate Registry of the City of Buenos Aires. In concrete numbers, the registered deeds went from 4,712 in December 2023 to 7,232 in the same month of 2024. In any case, despite this survey, the Notaries Association had already confirmed to this media that the final data would be higher, as confirmed.



The increase in transactions occurs in a context of reactivation of the real estate market , driven by the reappearance of UVA mortgage loans ( currently offered by 23 banks ) and the impact of the Asset Regulation Regime , better known as “ money laundering ”, which is in its second stage. “The mortgage loan lines that came out this year pushed purchases and generated an acceleration in the volume of sales, helping to expand demand,” shares Martín Boquete, director of Toribio Achával.



“For years, the best business was to wait. Today, we have exchange rate stability, changing expectations, rising construction costs and low prices, so everyone knows that if they buy today, they will buy cheaper than in a year . It is a change of era, people are investing in brick and mortar again,” says Fabián Achával, from the real estate company of the same name.

Looking at the province of Buenos Aires , a positive trend can also be seen. In December, 19,513 deeds were completed , an increase of 48.63% compared to the 13,129 transactions carried out in the same month of 2023 , according to the survey by the Provincial Notaries Association. In the year-to-date, there were 114,018 sales , marking a growth of 19% compared to the 95,551 in 2023, and becoming the best record since 2018 .



The participation of mortgage credit in the sale of properties

As for the credit share in the operations, in December, there were 1,130 deeds formalized with a mortgage in the city of Buenos Aires, which speaks of an increase of 874.14% compared to the same month in 2023 (when there were still no loans in 23 banks) and 226% in the year to date. In this way, loan operations represented almost 15% of the total deeds in December, in September they were 13% and in August, 8%, which speaks of the growing participation of credit in the purchase of properties, since the re-emergence of mortgage loan lines at the end of April last year.



“Mortgage credit boosted purchases and generated an acceleration in sales volume, helping to increase demand,” says Boquete. “For more people to be able to access credit, the salary measured in dollars needs to start to increase, since it is still 40% below what it was during the Macri era,” adds Achával.

Rozados explains that credit came about suddenly, unexpectedly, “it worked very well and generated funding problems in the short term.” He points out that the problem for more people to access it is not in the demand, which is strong, but in the supply, since “if there were more money, the number of borrowers would increase.” “To the extent that the mortgage credit offer is current, firm and increasingly established, it will grow and will result in a greater number of operations,” analyzes the specialist.



De Bártolo shares with Rozados the opinion that credit has not yet taken off, since, between 2017 and 2018, when the best times for these loans were recorded, “credit operations represented much more. The expectation is that with more credits in 2025 we can grow widely. In the years of good credit we had more than 70,000 sales.” Although he clarifies that it will increase as banks have the availability to lend money and rates improve.
