This Tuesday, just five days before the presidential elections, the last piece of land for the Innovation Park was auctioned, the project being built in the former Federal Tire located on Del Libertador Avenue in the Núñez neighborhood. An area of the city that promises to become a new Buenos Aires neighborhood with a high potential for the construction of projects with a focus on temporary rentals.
The plot, with an area of 1,367.35 m², had a base price of US$11,827,520 but the winning bidder paid US$3 million more to keep the land in a bid that lasted between 11 a.m. and 1 p.m. It was carried out on the Banco Ciudad auction platform. Finally, and in a close auction - which in the last half hour fought side by side with the Industrial Bank and the developer CEK -, the Chomer Group offered US$15,000,000 and was awarded the land.
The company led by Iván Chomer, a young 33-year-old developer who started eight years ago with the developer that today has 40,000 square meters in operation. One of the most emblematic projects is Selene in the heart of Vicente López, in which he spent US$40 million. Chomer also owns Dividenz, a platform that aims to solve one of the problems of investors who look at opportunities in real estate and invest in multi-family projects in the United States.
A significant fact is that during the process, the interested parties raised the price up to 20 times before the developer would keep the land.
The Innovation Park plot has an area of 1367.35 m2.
The price was raised 20 times before the winner was declared.
The project authorities estimate that around 30,000 people will walk through its streets.
The vision for the project promoted by the Buenos Aires Government together with private investors is that this entire property will be an authentic technological center, similar to its own “Silicon Valley” in Buenos Aires. This initiative includes not only public spaces, but also the construction of office buildings, homes, commercial premises, and close collaboration with educational institutions and cutting-edge companies in the technological field.
The mini city planned in Núñez, which attracted the attention of international developers and architects, is inspired by scientific-technological parks that exist in the world. The project authorities estimate that around 30,000 people will walk through its streets and estimate that economic activity will be around US$1 billion annually.
The Park occupies 12 hectares of space where the Federal Shooting used to operate, of which 60% are for public space such as streets, squares and green spaces. The project was divided into 32 plots in which universities, medical centers, laboratories, offices, commercial premises and homes will be integrated.
