After the repeal of the Rental Law through the Decree of Necessity and Urgency (DNU) of President Javier Milei , a gradual improvement in supply is observed. In the City of Buenos Aires, rental costs for one-bedroom apartments experienced a sustained increase, reaching a year-on-year increase of 260% until December .
Despite the growing presence of supply in previously scarce neighborhoods, such as Parque Chas or Villa Ortúzar, average values continue to be high, without falling below $273,000 per month.

Since the implementation of the DNU, rental agreements have emerged with durations of twelve months or up to two years, with quarterly or four-monthly adjustments based on the Consumer Price Index or the Lease Contract Index (ICL).
Currently, Palermo in units of 50 square meters leads the quotes with $491,737 per month. While Liniers is the most affordable neighborhood for $273,253 per month.
Experts indicate that currently owners with available properties are willing to give up the rental value. “This is because they now have the possibility of negotiating the remaining contractual conditions according to their particular interests, without being subject to the guidelines established by the previous law. Another detail to keep in mind are the expenses that have been increasing strongly and currently in Palermo, Recoleta, Almagro, Caballito, Belgrano, among other listed neighborhoods, they exceed $55,000 per month.
“The preference for residential or commercial areas is subjective and common among visitors from the interior, especially those who attend faculties in the area between Coronel Díaz, Pueyrredón, Córdoba and Las Heras avenues, which is the most in demand.
