In a ranking detailing which are the most expensive and cheapest neighborhoods to buy and rent in the northern zone, one of them showed a novelty: La Lucila was positioned as the first on the list, both for rent and for purchase , according to the Zonaprop report from June.

The average value per m² in the area is US$3,279 and the rent for a two-room apartment is around $503,607. In this way, the sale prices are slightly above Palermo, the second most expensive neighborhood in CABA after Puerto Madero, which defends an average of US$3,172 per square meter. Regarding the rent, it is slightly below, since the classic Buenos Aires neighborhood currently costs around $516,957 (the average rent for a two-room apartment).

Following La Lucila in the top 5 most expensive neighborhoods in the northern area are Vicente López with US$3,205/m², Olivos with US$2,925/m², Nordelta with US$2,820/m², and Troncos del Talar with US$2,768/m². On the other hand, José C. Paz west (US$949/m²), Barrio Infico (US$957/m²) and José C. Paz center (US$958/m²) are the most affordable neighborhoods .

Local experts say that, in the stretch of Avenida del Libertador, which runs from Paraná to Capitán Justo G. de Bermúdez Street approximately, the only area where high-rise towers can be built, high-end buildings have been built, averaging US$5000/m², prices that are close to Puerto Madero, and that have raised the values of the area.

“La Lucila is always among the first neighborhoods , because it has high-end buildings, with views of the river that ensure that your neighbor across the street will always be the water ,” says Daniel Salaya Romera, owner of the real estate agency of the same name. “The neighborhood has luxury towers, some with a first line to the river. Added to that is the fact that it is a residential area, highly sought after by people who want tranquility ,” explains architect Graciela Cao, development manager of D´Aria Properties.

It is said that the name of the neighborhood comes from an old mansion that was built in the area, which was called “La Lucila”. The mansion belonged to Colonel Alfredo F. de Urquiza, who was the grandson of General Justo José de Urquiza and was married to Lucila Anchorena. In honor of his wife, he named this house after him, and the neighborhood ended up taking the same name in reference to the mansion.

“It is a small neighborhood , which also has a small shopping center, which gives it a village feel ,” says Bovalina. The area, in fact, only has bus lines 59 and 168, in addition to the well-known La Lucila train station, on the Mitre branch. “It is a neighborhood where families live, precisely because of the nearby educational offering ,” adds Graciela Cao, pointing out that large units predominate, with four rooms, between 140 and 200 square meters.

Something striking about the area is that it defends values above Nordelta, to which Graciela Cao responds: “ La Lucila is located near Capital, in a neighborhood with easy access to the city, within Vicente López, with a lot of educational offerings and clubs in the area.”

As mentioned above, high-rise buildings can be built on Avenida del Libertador, something that was allowed in the area about 30 years ago. Since then, several towers have been built that reach 18 floors and that, taking advantage of the slope of the cliffs, achieve impressive views of the river. These buildings cost around US$5,000 per square meter, values that are close to Puerto Madero, which averages US$5,931/m².

Unlike other neighborhoods , La Lucila does not reach Panamericana, but ends at Maipú Avenue, and borders the river, two factors that make it a “more exclusive” area . In addition, the urban code preserved the neighborhood as an area of “low-rise houses” , since it is not possible to build multi-family homes in height except on Avenida del Libertador and Maipú. “In the rest of the neighborhood , buildings or multi-family homes (for example, duplexes or PH) are not allowed either, only on Rawson Street, which borders the Mitre train tracks, is it authorized to build ground floor and five-story buildings,” explains Graciela Cao.

An example of these developments is Selene, a building located at 3700 Avenida del Libertador , four blocks from Paraná Street, which had an investment of US$40 million. Among the 40 residences on offer, it is possible to find a three-room unit, measuring 110 m², for US$489,127, a four-room unit of 227 m² for a ticket price of US$836,064 and even six-room units of 227 m² for US$1,222,200. “The building generated a change in the area, and it is one of the most upmarket developments in the area, which has several amenities and averages a starting value of 5000/m²,” shares Salaya Romera.

On Avenida del Libertador, but moving a little further towards the edge of the neighborhood , stands Nila. It is a development with immediate possession, with 78 units of two, three and four rooms . “Prices range from US$3,900/m² (some resales that are at a bargain price on lower floors) to US$6,000/m² on upper floors with a view of the river,” says Cao, who says that it will also have a rooftop with amenities and views of the river. Going to specific examples, it is possible to find a two-room apartment of 64 m² total for US$249,600, a three-room apartment on a fourth floor of 115 m² total for US$448,500 and a four-room apartment also on a fourth floor, of 140 m² total for US$565,000.
