New projects emerge in a micro-zone of Tigre Portland



In the surroundings of Nordelta , a micro-zone is gradually being created with new real estate projects that are repositioning this area of Tigre. There was a “surrounding effect” caused by the city-town promoted by the businessman Eduardo Costantini, who launched his first project in 1999 and today has more than 26 neighborhoods and 45,000 inhabitants. This urban nucleus generated an outflow in its surroundings, promoting the installation of health, education, commercial, service and sports centers, and today there are new real estate proposals on the outskirts, along Camino de los Remeros and Route 27, which promise to turn the area into the Brickell of Buenos Aires.



This is a place with greenery , but with urban spaces very close by. “You are in an area that is Nordelta, but you are not strictly there, so the cost of the land is cheaper ,” says Eduardo Bagnato, director of developments at Toribio Achával, who markets Belvedere Garden and Belvedere Yacht, two developments that will total six towers and are located on Route 27. “Today the place is consolidated and has the potential to continue expanding , promoting medium and high density developments that do not yet exist in the area ,” adds the broker .

“Tigre is an area that has grown very quickly in the last 20 years,” says Milagros Brito, director of Vizora Desarrollos Inmobiliario, which is carrying out the Remeros Beach project, also in this microzone. “We wanted to do something in the northern area, but in a very urban way, and we saw that Tigre allows this , since it has a lot of security and connectivity,” adds the developer, pointing out that it has relatively easy access to the capital or the northern area. Brito was a pioneer in the area: she started in 2015 with Remeros Beach on a 17-hectare plot, an undertaking that involved an investment of US$200 million between buildings, land and what has already been built.

A new paradigm

Another of the projects in the works in the area, towards the end of Camino de los Remeros, at the intersection with Route 27, is Palmera de los Remeros. It consists of two 22-story buildings that will cost US$20 million and will be completed in four years. “Tigre is the new Brickell of Argentina, since building towers implies a paradigm shift within the province of Buenos Aires,” says Gustavo Menayed, CEO of Grupo Portland, a company that is currently developing this project of 140 units of one, two, three and four bedrooms.

“Prices for units from the ground up start at US$2,400 per square meter and the ticket price at US$132,000,” explains Menayed, who has already sold 70% of the project - of about 16,000 square meters - which will also have a commercial base on the ground floor and the first floor, totaling 1,100 square meters. The project is located near Remeros Plaza and five minutes from the Nordelta shopping center and the Tigre Access.

Other developments in the area are those that carry the Belvedere brand. There are two projects that total 300 units distributed in six towers. One of them is Belvedere Garden, located specifically on Sausalito Street and Route 27, while the other called Belvedere Yacht is in that same corridor at 9100.

“On Route 27, without reaching Nordelta, you can build high-rise buildings , so developers are seeing that there is an interesting scale and location to promote ventures,” says Bagnato, from Toribio Achával, who is marketing the project.

Belvedere Yatch is a two-tower project, one with 21 floors and residential units (under construction, with delivery in the third quarter of 2025), and another with 10 floors that will house a hotel. The residential building has 120 apartments and types of apartments, of one, two, three and four bedrooms. The first, with a total of 63 square meters, start at a ticket price of US$232,000 to US$260,000, depending on the floor on which they are located. The three-room units have 98 m² and with tickets that start between US$322,000 and reach US$436,000. And the five-room units of 140 m² have tickets between US$422,000 and US$620,000.

This building is located on Agustín García Street, opposite Riviera Park and 100 meters from the Nordelta shopping center, which extends along that street. The complex of both buildings is built on a surface area of 6,100 square meters.



Belvedere Garden will have four 10-story towers with a commercial base and an estimated delivery date of the first half of 2026.
The project, which is located on Sausalito Avenue and is being built on six macro-lots on a surface area of 45,000 square meters, has a total of 160 apartments, with typologies ranging from one to five bedrooms . The smallest units are 71 meters, start at US$220,000 and go up to US$310,000. The two-bedrooms apartments - of 116 m² - range between US$320,000 and US$500,000 and the four-bedrooms apartments - of 316 m², of which 116 are covered - are around one million dollars.

The man behind the project is Ignacio Viegas, who is advancing the project with a home automation system . “These are the first completely smart buildings in the country. Not only the units, but the entire complex can be controlled from an app,” Viegas explains to LA NACION . It is a smart residence system that generates an experience of automation and intelligent control of the home. All the electronics and mechanics of the building can be managed through home automation. Sophia Home operates within each unit. Through an app, the owner or resident can manage all the appliances and electrical systems of the apartment from the entrance to the home.

On the other hand, Vizora is moving forward with the residential neighborhood of nine macrolots for housing and one for commercial ventures. All will be around a “crystal lagoon” , a technology that consists of an artificial turquoise lagoon that occupies 3.5 hectares. Of the total project, two towers have already been delivered and inhabited by 150 families. In addition, they are building and marketing Árboris 1 and 2, a development of terraced apartments with a view of the lagoon, with units starting at 75 m², with one, two and three rooms, with tickets starting at US$230,000 and reaching US$570,000.



An important fact is that they have UVA loans for 20 years, with the possibility of paying 70% of the unit in 240 installments . The requirement is to be a client of Banco Macro , the banking entity -also owned by the Brito family- that offers financing with an interest rate of 3%. It is also possible to choose a payment plan in installments of between 30 and 35 months, but in this case they are fixed and in dollars or pesos, adjusted by CAC. A third possibility is to pay in a combined way: 50% is financed by the developer in installments of 30 or 35 months and the other 50% is paid in 240 installments to the bank (in this last case with adjustment by UVA and with an interest rate of 3%).
