Neither small nor large: you can't find 3-bedroom apartments in CABA either​


They are sought after by families with two or more children who require multiple bedrooms, a space for a desk, or remote work. This type of housing is extremely scarce in the traditional rental offer, with less than 20 units available

Finding apartments with 3-bedrooms in CABA is quite a challenge, there are very few, and those offered are expensive for the employees' pockets.

In the midst of the rental crisis in the city of Buenos Aires, not only are there a shortage of houses to rent in pesos and for three-year agreements, but also the supply of 3-bedroom apartments, with three bedrooms, is practically non-existent. These homes, which are the most sought after by large and assembled families that require large spaces of more than 120 square meters, are in a situation of high demand and unprecedented limited supply.

Within the current oversupply for sale in CABA, you can find some 14,000 3-bedroom apartments available in various neighborhoods. However, the challenge lies in the dearth of options for those looking to rent. There are only around 700 available but there are less than 20 in the traditional format and in pesos. The rest are in dollars and for temporary rentals.

Mariano García Malbrán , president of the Chamber of Real Estate Services Companies, highlighted to Infobae that “the search for large apartments to rent is a challenge due to high demand and low supply, especially in CABA and Greater Buenos Aires. “They are requested by large families, professionals who work from home and people with special needs who require larger spaces to accommodate their medical or personal care needs, as well as facilitate accessibility in their home.”

These homes are not attractive to investors, who prefer to have several smaller units. 3-bedroom apartments are less suitable for temporary rentals
Prices for 3-bedroom apartments vary depending on the neighborhood. In the few options available, there are values that start at $195,000 in Villa Lugano and can reach $500,000 per month in areas such as Núñez, Belgrano or Palermo.

According to specialists, the average value of a 3-bedroom apartment currently stands at $340,000 per month. Generally, those who demand them require more than two bedrooms, a desk or a place to telework.

Germán Gómez Picasso , from Reporte Inmobiliario, told Infobae that these apartments registered a 183% year-on-year increase in their price. “However, supply is limited, as builders and developers tend to avoid these types of homes due to the required footage, which makes sales prices higher and these units difficult to market,” he said.

In Floresta, at 300 Segurola Street, a 104 m2 apartment costs $350,000 per month, with additional expenses of $35,000 per month. On the other hand, at 400 Luis María Drago Street, in Villa Crespo, a 130 m2 apartment has a monthly price of $450,000, with expenses that amount to $60,000 (figures that are inaccessible for the average employee in our country).

What to do when you are not there​

When a large family faces the difficult task of finding a large apartment to rent, there are several strategies that can be useful.

Experts recommend expanding the geographic search as a valuable option, exploring peripheral neighborhoods or nearby cities. “Adjusting the budget and consulting directly with real estate networks can also be effective steps to find the desired property. Furthermore, considering the option of a house instead of an apartment may be more convenient in terms of size and lack of expenses, but further away from CABA,” García Malbrán advised.

In the cities of Greater Buenos Aires, a 3-bedroom property has an average price of $270,000 per month. For example, in Avellaneda, it is also difficult to find and in Morón, in the western suburbs, there is no apartment of these characteristics in long-term location and in pesos.

Gómez Picasso added that “there are families who are forced to compromise on location and move to more remote areas or reduce their space and live in smaller apartments. However, even in this current context, the supply available in CABA is not as abundant as it should be.”

When a tenant finds themselves in the situation of having to leave the property they rent without having a place to go, communication with the owner or the real estate broker who manages the location is crucial.

“Renewing the contract for at least six months can provide time to look for a new home with foresight. Searching for a temporary room in the house of friends or family, as well as expanding the geographic search to other nearby cities, are strategies that can help overcome this difficult situation,” García Malbrán concluded.
