It has been 5 years in which the offer values have remained practically without variations in dollars. 20th annual survey of new and under-construction projects.
On the 54 blocks of this traditional Buenos Aires neighborhood that Reporte Inmobiliario surveyed for the twentieth consecutive year, 31 real estate developments were found that are under construction or recently completed with units still on offer. The study area extends between Yerbal Street to the north, Directorio Avenue to the south and San Pedrito and Carabobo Avenues, to the west and east respectively.
Compared to the previous year, the number of works fell, although not the number of square meters in progress. The number of developments is currently 31 while in 2023 there were 38 developments in the described area. Currently, the m2 under construction reaches 65,839 compared to 65,987 a year ago.

Of the 31 developments located in the area, 5 are already finished with units still on offer or progress close to 99% with very little work pending for their full completion. On the other hand, 13 (a high percentage of the total) have recently started the initial construction work process.

The average value of the quotes in dollars per m2 that arises from the survey reached US$ 2,573. This value is 0.31% below the average value of the sample corresponding to the year 2023, which was US$ 2,581/m2. Last year, the quotes had shown a slight improvement after three years of declines, but these last 12 months the values had this setback.
The quotes of the units located on intermediate floors within the different developments are located between a minimum of US$ 2,523/m2 and a maximum of US$ 2,611/m2. At the peak in 2019, the intended values were between a minimum of US$ 2,625/m2 and a maximum of US$ 3,049/m2.
For the parking spaces inside the buildings, the minimum amount requested is between US$20,000 and US$30,000, depending on the project in question.
Regarding the payment methods, the majority ask for advances in dollars, ranging from a minimum of 30% to 45% of the total value, with subsequent monthly payments also in dollars or pesos, which can be updated by CAC.
One element that draws attention and which we already warned about in the last surveys is that we are beginning to see a high degree of buildings that do not have for sale signs or the marketer says that they are already pre-sold or that they do not have values yet. In this case, there are 20 out of a total of 31 buildings. The explanation until a few months ago was that some developers said “at these prices I prefer not to sell.” Currently, the issue of cost increases in dollars seems to be the new explanation.
