Despite the rise in the dollar exchange rate, construction costs to build a house remain high. May and June showed little relief for dollar holders.
The cost of building a premium category home in a country or private neighborhood, including taxes and professional fees, was almost 2,800,000 pesos per m2 at the end of June. To build the 315 m2 home we analyzed month by month, the sum of $879,761,700 would be needed. In 12 months, the costs in pesos have quadrupled.
As we have been saying, costs measured in American currency have been going up and down for two years, in line with inflation in pesos and constant devaluations, but the inflation of the last 9 months in pesos, added to the rise of the official dollar and a flat blue, brought costs to a new level measured in American currency, placing it at a new ceiling despite the fact that in May and June there was a significant drop due to the rise of the dollar bill:

As we have been saying for several months and we reiterate, "there are many doubts that arise regarding this issue; the big question is how inflation in pesos will continue to evolve, the exchange rate of the blue and the official exchange rate, all elements that influence the cost of carrying out a project. The truth is that today the only way to start a project would be to start it with a cost measured in pesos and update it month by month based on some reliable index. The data show that it is very difficult to set a cost in dollars in this situation and then be able to really cover these or vice versa."
