The Buenos Aires Innovation Park continues to expand progressively and is approaching becoming the new district of Buenos Aires . With the support of the city government and private investors, the vision is to turn this space into an authentic technology center, comparable to a local “ Silicon Valley .” This initiative covers the creation of public spaces, office buildings, homes, commercial premises and close collaboration with educational institutions and leading technology companies.

After the auction of the last piece of land for US$3 million, two key initiatives were inaugurated that promise to transform the entrepreneurial and artistic environment of the area. On the one hand, the +54Lab , a modern coworking building with laboratories for science and technology startups, and the monumental sculpture “Arbórea Magna” by Nicola Costantino.

The building is presented as an open space that houses small technology companies on the ground floor and other science companies in the laboratories on the upper floor , encouraging collaboration between projects through shared spaces and amenities.

Meanwhile, the sculpture of a giant metal tree aspires to become a cultural icon of Buenos Aires , stimulating reflection on the connection between humans and nature. Open to the public from November 25, free guided tours will be offered on Saturdays.

Other innovations that are already in operation include an autonomous bus in collaboration with ITBA and several immersive technological domes inaugurated in August, designed for educational and cultural activities.

The spillover effect​

The Park occupies 12 hectares of space where the Federal Shooting used to operate, of which 60% are for public space such as streets, squares and green spaces.

The mini city planned in Núñez , which attracted the attention of international developers and architects, is inspired by scientific-technological parks that exist in the world. The project authorities estimate that around 30,000 people will walk through its streets and estimate that economic activity will be around US$1 billion annually.

The Park occupies 12 hectares of the property where the Federal Shooting Center previously operated, of which 60% are for public space such as streets, squares and green spaces. The project was divided into 32 plots - most were sold through auctions - which will include universities, medical centers, laboratories, offices, commercial premises and homes.

Real estate market specialists recognize that the transformations of emblematic properties that become projects that are more friendly to urban dynamics enhance the value of properties in the surrounding areas . This effect increases if one takes into account that this section of the Libertador corridor already has emblematic luxury projects such as the Chateau, where a 128 m² three-room is offered for US$750,000, a four-room for more than US$2 million and the six rooms for almost US$6 million.

Perhaps this explains why developers tend to focus on these areas. For example, the developer Avilis Real Estate is advancing in the construction of a 10-story residential building located a few meters from Avenida del Libertador on Ugarte at 1500. The Garda Ugarte development will have units ranging from 42 m² to 175 m² covered and It is 65% sold. “We noticed a strong demand compared to other neighborhoods in the city,” comments Christian Leupold, Commercial Manager of the developer.

Property transformations enhance the value of properties in the surrounding areas.

“If we take into account that there will be a large movement of companies that settle there, a demand for apartments will be generated for those who want to concentrate their ecosystem of work, study and social life. I think there will be an increase in residential projects in the area ,” analyzes the commercial director.

Garda Ugarte is a project by the Bodas Miani Anger (BMA) architectural studio, with full amenities and a construction period of 24 months, so the first apartments will be delivered in spring 2024. The average value per m² is US$2,400 and currently more than 30 units are already sold.

Regarding the changes that the Innovation Park will bring in the surrounding area, Leupold predicts a resounding change in the entire area . “There is still a long way to go to see a complete transformation, but it seems to me that it will generate an effect similar to what the Technological District in Parque Patricios had at the time . There was a whole movement of companies to that sector of the city.” In comparison, the commercial director assures that since it is a premium area such as Núñez , in this case there will be an increase in housing and the neighborhood will gain position compared to others that are historically more expensive such as Recoleta.

The Innovation Park will contribute significantly to further raising the quality of the area.

“It is clear that when these distinctive works are generated that change the configuration of a neighborhood, with important investments and synergy between the public and private, a contagion effect is generated in the area, what in the industry is called a spillover effect. Today the value of the square meter is much more defended compared to other neighborhoods and is closer to the prices of the best areas such as Belgrano and Palermo,” says Leupold.

Another of the projects being built in the area is Torre Quo, located on the corner of Vilela and Comodoro Rivadavia, a few meters from Avenida del Libertador. The venture is famous for being built on the land where the old JJ lodging hotel operated . The work of the developer Brody Friedman will have 18,000 total square meters of construction, 11,500 meters of sale and an approximate investment cost of US$22 million.

Construction on Torre Quo began in March 2022.

With more than 130 units from two to four rooms, of which 35% are sold, the square meter costs between US$3,200 and US$3,500 , which once finished will range between US$4,000 and US$4,500. More than 20 floors will be built and the complex will have a swimming pool, gym, spa and parking for each unit. The work began in March 2022.

On the other hand, Carlos Spina, partner and commercial director of Argencons , highlights the potential positive impact of the Innovation Park even in the Bajo Belgrano area . According to him, this neighborhood was already experiencing an improvement in its values, especially when located between Del Libertador and Figueroa Alcorta avenues, where historically there were important developments that maintained good values. The educational and residential proposal of the Innovation Park, according to Spina, will contribute significantly to further raising the value of the area.

In this environment, Argencons is carrying out the Quartier Bajo Belgrano project, a five-story tower that offers one, two and three-bedroom units ranging from 60 m² to 240 m². With 90% of the units already sold, the price per square meter is US$3000 . The total investment allocated to this project exceeds US$100 million , and the demolition phase is completing. A construction period of 30 months is estimated for the complete materialization of this residential project.

Black Libertador benefits from the growth of the Libertador corridor and its proximity to the new gastronomic hub of Núñez.

Among other projects underway is Black Libertador, occupying the last available land on the avenue. “Today we are the leading project in sales,” comments Alan Mohadeb, partner at CEK Group , the development company. According to him, the strategic location of this building under development is enhanced by the renewed focus of the Innovation Park, which is projected as a magnet for students, digital nomads and millennials seeking to immerse themselves in new experiences within the future technological HUB planned for 2025.

Black Libertador will have 45 units of two, three and four rooms with starting prices from US$180,000, in size from 60 to 150m². On the corner of Avenida del Libertador and Ruiz Huidobro, the project benefits from the growth of the Libertador corridor and its proximity to the new gastronomic center of Núñez.
