Despite the constant demand for two- and three-bedroom apartments, it is the studios that stand out , both for their increase in value and for their ability to remain strong in times of fluctuation.

According to the Real Estate Report, which used a database of 26,381 used apartments offered for sale in the city of Buenos Aires with between one and four rooms, the average prices per square meter of studio apartments increased significantly by 2.41% . These outperformed their three and four room counterparts, which experienced more modest increases of 0.18% and 0.68%, respectively. In addition, the two environments experienced a unique reduction in their average price per square meter, decreasing by 1.9% . This trend defies traditional logic, where larger spaces tend to be more valued.

Another key fact is that smaller units are worth more per square meter . An average studio is priced at around US$1,997/m², a number that decreases as more rooms are added . Apartments with two, three and four rooms, for example, are valued on average at US$1,792/m², US$1,695/m² and US$1,627/m², respectively.
The price ranking per square meter per neighborhood is headed by Palermo.
A look at the past year adds additional perspective. Between July 2023 and the same month of the previous year, the average values in all categories experienced a decline. However, it is interesting to note that studio apartments led this decrease with a 4.72% decrease, considered moderate compared to other types of units. In contrast, one-bedroom units and four-room units registered more significant drops of 6.57% and 6.06%, respectively. Three-room apartments also saw a reduction of 5.91% compared to the previous year.
