The most compact apartments are highly sought after for rent in the different neighborhoods of CABA, what are the prices and what demand favors them?

This type of units continues to be built in the city in search of capturing young demand for both rental and sale.

Studio apartments have become one of the most sought-after options in the real estate market, particularly in large cities like Buenos Aires.



Economic, cultural and social factors drive this trend, while their functionality and strategic location make them a practical solution for those who prioritize comfort and accessibility in their lifestyle. The growing popularity of studio apartments responds to a combination of reasons. In economic terms, they represent an accessible option for tenants looking to reduce expenses on rent, utilities and maintenance.

“This is especially relevant in a context where rental prices for larger apartments have increased considerably in relation to average incomes,” architect Mariana Lucángeli told Infobae .



On the other hand, changes in urban living patterns also favour this demand.



Of the nearly 16,000 apartments available for rent in CABA, around 4,700 are studio apartments. Following the DNU that repealed the Rental Law, they are present in almost all neighborhoods.


Young professionals, students and couples see studio apartments as an efficient solution for living in areas with high connectivity and close to workplaces, universities or entertainment centers.



Values and trends

In the city of Buenos Aires, neighborhoods such as Palermo, San Telmo, Caballito, Belgrano and Recoleta concentrate a large part of the supply of studio apartments.

According to recent data, rental prices for these units range from $250,000 (for those larger than 25 square meters) to $470,000 per month (for those larger than 40 m2), depending on their location and features.

Lucángeli added: “Palermo is the most popular city, due to its nightlife and proximity to green spaces such as the Rosedal. San Telmo attracts those who value a cultural and bohemian environment, while Recoleta is chosen for its elegance and proximity to commercial and educational areas.”

Among the current offers, a one-room apartment located at Paraguay 5400, in Palermo, has a monthly rent of $380,000, with expenses of $80,000 and 33 m2. In this neighborhood, prices for newer units can reach $700,000 per month.

The cheapest ones start at $250,000 per month.

In Almagro, a studio apartment on Gascón 500 is rented for $320,000, with expenses of $70,000 and 38 m2. On the other hand, in Monte Castro, a brand new studio apartment has a rental price of $320,000, with expenses of $120,000 and totals 45 m2.

Advantages of choosing

Studio apartments offer significant benefits for those who prioritize functionality:



  • Lower costs : Compared to larger apartments, renting a studio apartment is usually cheaper. In addition, utility costs such as electricity, gas and water are lower.
  • Ease of maintenance : “Its compact size reduces the time and resources needed for cleaning and maintenance,” said Lucángeli.
  • Strategic location : Several studio apartments are located in central areas, well connected and with access to services and public transport.
  • Versatility : In the current context, some tenants use them not only as homes, but also as temporary workspaces, adapting to new work dynamics.


Challenges associated with limited space

Despite their advantages, studio apartments can present drawbacks for certain types of tenants:



  • Space limitations : Lack of square footage makes social activities and the incorporation of large furniture or complex decorations difficult.
  • Less contact with the outside : Some studio apartments do not have balconies or terraces, which can create a feeling of confinement for some people.
  • Little flexibility for changes : The compact structure does not always allow significant reconfigurations of the space.


Tips to optimize space to the maximum

Organization and design are essential to optimize a small space. Some practical tips include:



  • Use multifunctional furniture, such as beds with drawers or tables with storage space.
  • Incorporate tall shelves or cupboards to maximize vertical storage.
  • Delimit areas with rugs, screens or differentiated lighting.
  • Choose minimalist decoration and light colors that visually expand the room.
  • Incorporate small plants to improve air quality and add a natural touch.


Who elects them?

Studio apartments are ideal for students, young professionals and couples looking for independence and functionality.

Adrián Cyderboim , from Crecer Inmobiliaria, said: “When choosing a studio apartment, the main thing to consider is whether the spaces are functional, the expansions they may have, the luminosity, and buildings with low fixed costs are highly valued.”

Historically, studio apartments have been the preferred choice for students from the interior and foreigners who come to CABA to study or work.

A 30 m2 studio apartment is cheaper than a two-room apartment with more square meters and a large living room, which reinforces its economic appeal.

“These properties allow several people to take the first step towards independence or real estate investment, especially in a context where access to housing remains a challenge,” Cyderboim concluded.
