The influence of architecture on the design of real estate projects has become increasingly prominent and is praised for its significant impact on people's lives. In this context, international awards play a crucial role in recognizing and celebrating architectural excellence worldwide, among which the Architecture MasterPrize (AMP) stands out. This prestigious award covers various categories, such as building architecture, landscaping, interior design and urban planning. In 2023, an Argentine building emerged as one of the outstanding winners in this contest.
The award-winning project stood out among the proposals from 81 participating countries.
The project developed by the Argentine studio ATV Arquitectos was highlighted, among 81 proposals, in the category of Architectural Design-Multiunit Residential Architecture. It is called LIV Guatemala and is located on the street of the same name at 5600, in the heart of Palermo Hollywood.
The jury highlighted various aspects of his architecture, including interior design, landscaping, product design and architectural photography.
This venture is not the only development of the recognized studio. In 2022, he received the SCA-CPAU Award for Architecture and Urbanism for Sens Nicaragua , a project in which the developer had disbursed US$16 million.

The building, which was completed in January of last year, still has units for sale and was built on a 16-meter lot on a tree-lined street. “What made it the winner was its unique relationship with its neighboring buildings , both in terms of proximity to the corner and in the diversity of scales,” analyzes Ignacio Trabucchi, Founding Partner of the award-winning studio.
The project, with an investment of US$9.6 million , was highlighted for establishing a harmonious dialogue with its environment , intertwining with the urban fabric through the meticulous study of the adjacent buildings. “In context, the project addresses the challenge of inserting a work of architecture into an existing environment, taking advantage of limitations as possibilities to make connections,” adds Trabucchi.
Its front moves away from the uniform and presents different elements that protrude from the building.
The development has a total of 27 units, from two and three-bedrooms to duplexes and triplexes.
The internal facade of this 3,980 m² building was strategically retracted to integrate with the surrounding structures, resulting in uniform facades that converge towards the center of the block. “This design choice made it possible to give up constructible space for the creation of a significant green space, acting as a lung for the environment,” analyzes Trabucchi, who adds that “the volume of the building could be larger and move towards the lung of the block, but "We made the project decision to link to the neighboring buildings , on Guatemala and Fitz Roy streets, so as not to generate party walls and expand the lung of the block , in reference to the existing buildings that made up the block."
Materialized in concrete, the building structure is characterized by defined and recognizable elements , using textures to highlight the syntax and give each component a significant role in the architectural system.
On their lower levels the dupex have extensions and on the upper ones they take their limit forward, creating a visual effect of fullness, voids and double heights that define the profile of the building.
Additionally, the building presents four three-room triplexes with a terrace and its own pool on the top floor, designed to recreate the feeling of a high-rise house.
The building has different types of housing, a total of 27 units, with an average cost of US$3,800 per square meter . The project also includes a commercial space on the ground floor and two basements with parking and storage rooms. The units are mostly two- and three-bedroom units, and as a special feature, there are three three-bedroom duplex units, which are sold at values ranging between US$370,000 and US$410,000 . In these units, the lower levels have extensions and the upper levels take their limit forward, creating a visual effect of fullness, voids and double heights that define the profile of the building.
Additionally, the building presents four three-room triplexes with a terrace and its own pool on the top floor , designed to recreate the feeling of a high-rise house. “This visual strategy plays with the combination of full spaces, voids and double heights, redefining the horizontal layout to evoke the essence of a house , both in its connection with the exterior spaces and in the cross views from the neighboring units,” analyzes Trabucchi.
The real estate boom of Palermo Hollywood
The commercial and cultural phenomenon of Palermo Hollywood generated a real real estate boom in the area.
Delimited by Santa Fe, Juan B. Justo, Dorrego and Córdoba avenues, Palermo Hollywood earned its name for hosting companies from the audiovisual world. Attracted by this environment, artists, designers and innovative chefs transformed old houses into lofts, studios and avant-garde premises . The area stands out for its gastronomic diversity, from haute cuisine to street food, becoming a culinary epicenter in Buenos Aires . In addition, it is famous for its vibrant nightlife, with bars, breweries, clubs and independent theaters.
The commercial and cultural phenomenon of Palermo Hollywood generated a true real estate boom in the area , with a public that chooses it as varied as the proposals it offers. “Not everyone is looking for the same thing; There are those who want to live near an area with a strong commercial footprint and there are also those people who prefer tranquility,” comments Gabriela Goldszer, director of Ocampo Propiedades.
The value of properties in Palermo Hollywood increased by 0.91% compared to 2022 after three consecutive years of decline.
Among new projects coming to Palermo Hollywood, there are some in the works, others under construction and others already completed, such as LIV Guatemala.
According to the latest Real Estate Report survey in the area, the number of meters under construction in mid-2023 experienced an increase compared to 2022 , reaching 121,963 m². These figures reflect a return to levels similar to those observed during the 2016-2020 period, although still below the activity registered between 2007 and 2009, when it exceeded 200,000 square meters.
Regarding property values, last year an increase of 0.91% was recorded compared to 2022, after three consecutive years of decrease.
