The real estate market continues to slowly recover, and since property values bottomed out in mid-2023, the sector has continued to boom. This was demonstrated by the figures from the latest Zonaprop report, which revealed that listing prices for apartments in the city increased by 1.3% in February, a rise not seen since March 2018, when the monthly increase was 1.76%.
Thus, the square meter of listed apartments stood at US$2,370 in February , accumulating a rise of 1.9% in the first two months of the year and 8.1% in the last 12. The latter represents the largest year-over-year increase since November 2018.
So the numbers: a 40 m² studio apartment was priced at an average of US$104,280, a 50 m² one-bedroom apartment was priced at US$125,427, and a 70 m² two-bedroom apartment was priced at US$172,723.
Looking at neighborhood prices, Puerto Madero remains on the podium, with an average square meter of US$6,055. Palermo follows at US$3,289/m², and Núñez at US$3,093/m². On the other hand, the neighborhoods with the lowest prices are Parque Avellaneda (US$1,518/m²), Nueva Pompeya (US$1,405/m²), and Lugano (US$1,064/m²).
In concrete numbers, a two-bedroom house with 170 m² is priced at US$288,566 , while a three bedroom house with 260 m² is valued at US$467,414 .
In terms of neighborhood values, Palermo tops the list, with the most expensive homes on offer, at an average price of US$3,340/m². Belgrano (US$2,651/m²) and Recoleta (US$2,435/m²) follow. Villa Soldati is the neighborhood with the lowest purchase price, with an average price of US$614/m². Nueva Pompeya (US$773/m²) and La Boca (US$874/m²) complete the ranking of the most affordable neighborhoods.

“The number of transactions is very good. Historically, due to seasonality, January is always the month with the lowest mortgage deeds of the year.
