In recent months, real estate surveys show that rents for two- and three-room apartments in the northern area are more affordable than in CABA.

Despite the annual increase of 232% for rents in the northern area, these values still remain 13% lower than in the Autonomous City of Buenos Aires.

High rental prices represent a significant challenge for those searching for housing. Landlords opting for temporary rentals and tenants competing for apartments that fly in a matter of hours , without ever being published, add an additional layer of complexity to the process.

With an accumulated inflation of 211.4% during the year 2023 and a constant increase in rental values over the last three years, the offer in the Federal Capital defends the highest prices , experiencing a monthly increase of 18, 6% in December of last year.

However, in comparison, one of the most sought-after sectors to live in Greater Buenos Aires has more affordable prices . In the northern area , rents had an annual increase of 232%, according to the latest Zonaprop report . This data indicates that these values are still 13% lower than in the Autonomous City of Buenos Aires , where an increase of 260% was recorded, being 2.65 times higher than in 2022.

The month of December set a new record in the northern area of Buenos Aires with an increase in rents of 16.8%.

On average, a two-room apartment in CABA rents for $334,888, while in the northern zone a two-room apartment reaches the monthly figure of $289,764. To contextualize, this same unit in July 2021 paid $42,722. The three rooms, on the other hand, are rented for while a three room averages $463,301 per month in CABA and for $438,584 in the northern zone. In any case, the month of December set a new record in the northern area of Buenos Aires , with an increase of 16.8% compared to November.

In the month of August, rent increases in the northern area had surpassed that of the city of Buenos Aires , marking a historical record since the beginning of the series analyzed since 2016. However, in the following months, a change in trend was observed and rents in the city left the northern area behind in terms of increase.

Olivos leads as the neighborhood with the most expensive offer on the market, reaching a monthly value of $530,670.

An aspect to highlight is that, adjusting rental prices in real terms, that is, excluding the impact of inflation, it is observed that the northern area experienced an increase of 41.5% in 2023 , while in CABA the real increase was of 69%.

Olivos leads as the neighborhood with the most expensive offer on the market , reaching a monthly value of $530,670. It is closely followed by Vicente López , with a monthly rent of $514,937, and Nordelta, which stands at $483,565. In contrast, San Miguel and Villa Ballester offer more affordable options, with prices of $218,647 and $239,655 per month, respectively.

While Pilar is the neighborhood where rents increased the least in 2023, Martínez leads the ranking with an annual increase of 348%.

Over the course of 2023, Martínez experienced the largest percentage increase , with an impressive 348%. In January of last year, renting a two-bedroom in this neighborhood cost $100,475, while in the last month of 2023 the average rent was $426,790.

At the other extreme, Pilar recorded the smallest increase in rental values , with a percentage below the average of 196%. In January 2023, renting cost $84,060, while in December it averaged $248,573.

La Lucila, Vicente López and Olivos lead the list as the most expensive neighborhoods to buy a property.

In the northern area, the average price of apartments experienced a slight increase of 0.2% during the month of December, placing the cost per square meter at US$2,165 , similar to that of CABA (US$2,177/m²). Currently, it is 18.2% below the maximum reached in September 2018 (US$2,646/m²).

Despite this slight rebound, 2023 shows a cumulative drop of 1.2% , an improvement compared to the previous year, when the price decrease was 4%. However, this negative trend persists, marking five consecutive years of decline in the region.

Villa Libertad, José C. Paz Oeste and José C. Paz Centro are identified as the most accessible in terms of real estate values.

When analyzing the specific values, a two-room apartment with 50 m² reaches a price of US$107,160 , while a three-room apartment with 70 m² costs US$160,690.

Among the neighborhoods, La Lucila (US$3,288/m²), Vicente López (US$3,255/m²) and Olivos (US$2,862/m²) lead the list as the most expensive in terms of price per square meter. In contrast, Villa Libertad (US$838/m²), José C. Paz Oeste (US$894/m²) and José C. Paz Centro (US$898/m²) are identified as the most accessible in terms of real estate values.
