Property Deeds in Buenos Aires reached their all-time high in 7 years in December 2024
With 7,667 notarial acts in December, according to the Buenos Aires College of Notaries, the year closed with more than 54,000 operations, a figure that has not been reached since 2017. This represented an increase of 68.1% compared to the same month of the previous year. And the total amount of transactions amounted to 250.8% year-on-year, and reached $819.375 million, which reflects total growth in a sector that had faced significant difficulties in previous years and left more than five long years of crisis.As for the average amount of transactions, this was $106,870,398 (equivalent to USD 101,877 US dollars at the average official exchange rate), which implies a year-on-year increase of 108% in nominal terms in pesos and 38% in dollars, according to official figures.
I predicted in mid-2023 that mortgages were going to reappear and become a big part of the market and the market had bottomed out and that turned out to be exactly the case. Great for those that jumped back into the real estate market in mid/late 2023 and also 2024.
December was a record month in mortgages: 1,130 deeds backed by mortgage loans were accounted for, which represented a growth of 874.14% compared to the same period in 2023.The president of the College of Escribanos of CABA, Jorge De Bártolo, expressed his satisfaction with these results and pointed out that "December data confirmed to us that there had not been a month with so much activity for seven years. Moreover, it was on the podium of the largest sales in a range of 17 years, with more than 7,600 operations."
And also there is no doubt that the $22 Billion from the tax amnesty is juicing up these numbers and the money from the amnesty will continue to be plowed into the real estate market in 2025 and 2026.
