In the midst of the crisis in the sector, there is a new record in the Argentine real estate market. At 204 meters high, the highest apartment in Argentina and South America went on sale, in the tallest residential building on the continent.

The brand-new home is located in the Alvear Tower located in Puerto Madero.

The residential roof of South America (the tower is 235 meters high and was designed under the design and work of the Pfeifer-Zurdo architecture studio), is only surpassed by the Gran Torre Costanera located in Santiago de Chile, with 300 meters. However, this building is dedicated to the office, hotel and commercial segment.

The property that is now being marketed has 6 rooms and has 495 square meters.

Its sale price is USD 6 million and it is one of the most expensive properties sold in Argentina, behind some located in the Viñoly Tower (named after the prestigious Uruguayan architect Rafael Viñoly, who died in last March and designed several iconic buildings in different corners of the world), in Palermo Chico, valued at USD 8.5 million; others in the Le Parc building, which is listed at more than USD 8 million; and some from the Forum Alcorta complex, which exceed USD 7.5 million and some others distributed in highly sought-after areas of the city of Buenos Aires, such as Palermo Chico (Barrio Parque) and Belgrano, which exceed USD 10 million.

The Alvear Tower with 235 meters of elevation is the tallest residential building on the continent and is only surpassed by the Gran Torre Costanera located in Santiago de Chile, with 300 meters, but it offers offices, hotels and commercial premises.

But in addition, this apartment located in the highest residential skyscraper on the continent is also rented for USD 25,000 per month, one of the most expensive rental prices in Argentina. This figure equals other units offered in buildings located in Puerto Madero.

From the family you can see various parts of the city and the La Plata River.

Martín Pinus, from Martín Pinus Real Estate, told Infobae that “you enter the house through a private hall where we find a large reception, and then you go to the living-dining room with access to the balcony that is made up of floor-to-ceiling windows. , being able to appreciate the excellent view of the entire city and the La Plata River.”

The interior design of the apartment is elegant and contemporary, with high-quality imported materials.

This home, like those that make up the development located in the youngest Buenos Aires neighborhood of CABA, has a height of 3.30 meters from floor to ceiling.

“The spaces are large and open, creating a feeling of fluidity between the different areas. The reception toilet is covered in South African quartzite with a blue sparkle, personally selected by the owner in Italy, where she acquired it,” said Sofía Moñino, from the marketing firm.

The master suite, at 60 square meters, is more spacious than an average 40 m2 studio apartment. It was achieved by unifying two bedrooms and has a double dressing room and a double circulation hallway.

Another peculiarity is that it has 4 bedrooms and 4 bathrooms, the main one is covered in marble imported from Italy. 4 garages are included in the sale price.

The large distribution hall also connects with several rooms and the balcony.

“The other bathrooms are covered in Carrara marble and Greek white,” added Pinus.

The curtains in the living room, bedrooms and kitchen are automatic and manufactured by a Dutch company.

Moñino said that “the property includes a family room to enjoy in free moments, and its use can be used as a microcinema, desk, library or TV room. It also has an outbuilding and separate laundry room.”

The kitchen is spacious and has a daily dining room. It has sinks, high-resistance countertops and imported taps. All fixtures are modern and the appliances are state-of-the-art, some of them built into the wall.

Pinus noted that “living in the highest apartment in Buenos Aires can be an impressive experience. From that height, there are impressive panoramic views of the city and the river, and you will enjoy a feeling of exclusivity.”

Living on such a high floor, in addition to providing a feeling of being on top of the world, also means abundant light throughout the floor, privacy and tranquility.

Because of the way the home is, it is ideal for a large family “with a high level of income who value exclusivity, panoramic views and luxury amenities,” said Moñino.

In the Alvear Tower, the majority of the owners and those who live in the units are Argentinian.

The apartment is on the 52nd floor and on the 54th there is the rooftop (high-rise bar with 360-degree panoramic views), tennis court, indoor and outdoor pool, gym, microcinema, pet bath room, rehearsal room for musicians, party room, children's games, among other common areas.

With impressive views and you can even see the Uruguayan coast
From this building you can see the Uruguayan coast and the Jorge Newbery Airport, the Boca field and the southern coastline towards the horizon. It is so high that you can also see other football stadiums, such as those of Racing and Independiente, in Avellaneda.

Regarding the outlook for the premium real estate market, Pinus concluded: “Values have reached their lowest point, and despite eventual economic turbulence, investing in real estate in the high-end segment represents an opportunity and offers a solid refuge for money compared to other investments with greater financial risk, such as securities or bonds.”
